<br />YOU ARE HEREBY GIVEN NOTICE OF DEFAULT under a Deed of Trust executed
<br />March 30, 2007, by SARAH MARIE EHLERS, a single person and BRYAN DAVID RAILE, a
<br />single person, Trustors, in favor of PLATTE VALLEY STATE BANK & TRUST CO., as
<br />Beneficiary, and US SANK TRUST COMPANY, NATIONAL ASSOCIATION, as Trustee, and
<br />which was filed for record on March 30, 2007, as Instrument No. 200702561, in the office of the
<br />Register of Deeds for Hall County, Nebraska. Said Deed of Trust was assigned by the original
<br />Beneficiary, PLATTE VALLEY STATE SANK & TRUST CO. to U.S. SANK, N.A., by virtue
<br />of an Assignment dated March 30, 2007, and filed for record on March 30, 2007, as Instrument No.
<br />200702562 in the office of the Register of Deeds for Hall County, Nebraska. PATRICK K.
<br />NIELDS has been appointed as Successor Trustee, replacing U.S. BANK, N.A., by virtue of a
<br />Substitution of Trustee filed for record in the Register of Deeds Office of Hall County, Nebraska.
<br />Said Deed of Trust conveys property legally described as follows:
<br />LOTS FIVE (S), SIX (6) AND SEVEN (7) EXCEPT THE WEST TWENTY TWO
<br />(W22') FEET OF LOT SEVEN (7), IN BLOCK FOUR (4), DILL AND HUSTON'S
<br />ADDITION TO THE CITY OF GRAND ISLAND, HALL COUNTY, NEBRASKA
<br />Said default under the terms of the Deed of Trust has occurred by virtue of the non-payment of the
<br />installment payments due under the Deed of Trust. In addition, Trustors are hereby liable to the
<br />Successor Trustee, PATRICK K. NIELDS, for all fees and costs associated with this default and
<br />recoverable pursuant to Nebraska statute § 76-1012.
<br />By virtue of said default, Successor Trustee has determined to sell or cause to be sold the
<br />trust property to satisfy the obligation referred to above.
<br />The default may be cured within one (1) month of the filing of this Notice, and the obligation
<br />and Deed of Trust maybe thereby reinstated as provided in § 76-1012.
