<br /> FROM (THU) NOV 5 2000 12:10/ST-12:02/No-6800000706 P 4 <br /> <br /> <br /> 200908930 <br /> <br /> <br /> at closure and upon payment of the balance of the purchase price. <br /> Final closure shall be within sixty (60) days after the exercise of the option set forth herein; <br /> provided, however, that in the event that the notice ofthe right to exercise the option is given by the <br /> SELLERS to the QPTIONEES at any time between the dates of March 1 to August 10, inclusive, <br /> typal closure shall not be earlier than thirty (30) days after the harvest of the crops grown on the said <br /> <br /> real estate during the year offinal closure. In the event final closure is at any time after the crop has <br /> been planted and before harvest, the landlord's share of said crop or the cash rent for that year, as <br /> appropriate, shall be paid to the SELLER. The balance of the purchase price shall be due upon and <br /> full possession shall be given at final closure, subject only to the rights oftcnants in possession. The <br /> general real estate taxes for the year offinal closure shall be paid by the party who under the purchase <br /> agreement is entitled to the landlord's share of the crop or the cash rent, as appropriate, Title <br /> <br /> insurance shall be provided by the SELLERS with the premium to be paid one-half ('/2) by each <br /> party. Costs of any closing agent shall be paid one-half (y:) by each party and all other costs and <br /> expenses shall be paid at the time of closure in the manner as is customary in the area for the sale of <br /> tutwand. <br /> 9_ TRANSFERABILrrY AND IN This option and all rights <br /> <br /> hereunder shall be appurtenant to the land described herein, and shall be considered and construed <br /> as a covenant running with the above-described real estate.
