200908930 <br />at closure and upon payment of the balance of the purchase price. <br />Final closure shall be within sixty (60) days after the exercise of the option set Earth herein; <br />provided, however, that in the event that the notice of the right to exercise the option is given by the <br />SELLERS to the OPTIONEES at any time between the dates of March 1 to August 10, inclusive, <br />final closure shall not be earlier than thirty (30) days after the harvest of the crops graven on the said <br />real estate during the yeaz of final closure. In the event final closure is at any time after the crop has <br />been planted and before harvest, the landlord's shaze of said crop or the cash rent for that yeaz, as <br />appropriate, shall be paid to the SELLER. The balance of the purchase price shall be due upon and <br />full possession shall be given at final closure, subject only to the rights of tenants in possession. The <br />general real estate taxes for the year of final closure shall be paid by the party who under the purchase <br />agreement is entitled to the landlord's share of the crop or the cash rent, as appropriate. Title <br />insurance shall be provided by the SELLERS with the premium to be paid one-half ('/Z) by each <br />party. Costs of any closing agent shall be paid one-half ('/Z) by each party and all other costs and <br />expenses shall be paid at the time of closure in the manner as is customary in the area for the sale of <br />farmland. <br />7. TRANSFERABILITY AND BINDING EFFECT. This option and all rights <br />hereunder shall be appurtenant to the land described herein, and shall be considered and construed <br />as a covenant running with the above-described real estate. This agreement shall be binding upon and <br />shall inure and extend to the benefit of the heirs, personal representatives, successors, and assigns of <br />the parties hereto, and shall continue in full force and effect until abrogated or annulled by mutual <br />agreement or until it expires as provided for in paragraph 2. <br />IN WITNESS WHEREOF, the parties have executed this agreement an the date(s) set forth <br />hereinafter. <br />Janet L.
