Layher, a single person, and Janet L. Broeder and Lyle Broeder, wife and husband <br />(hereinafter referred to as the "OPTIONORS"), and Nathan A. Brabec and Miranda K. Brabec, <br />husband and wife, and their assigns (hereinafter referred to as the "OPTIONEES"). <br />WI~REAS, the OPTIONORS are the owners of the following described tract of real <br />property: <br />The Southwest Quarter (SWl/.) of Section Tweuty-one (21), Township Ten (10) <br />North, Range Eleven (11) West of the 6`~ P.M:, Hall County, Nebraska, <br />E~PT a tract of land comprising a part of said Southwest Quarter (SW'/4), <br />more particularly described as follows: Beginning at the Southwest corner of <br />said Section Twenty-one (21); thence northerly along and upon the West line of <br />said Section Twenty-one (21), a distance of two hundred eighty-one (2$1.0) feet; <br />thence deflecting right 88° 38' and rnnning northeasterly a distance of four <br />hundred thirty-eight and five tenths (438.5) feet; thence deflecting right 92° 59' <br />and running southwesterly a distance of two hundred ninety-one and four <br />tenths (291.4) feet, to the south line of said Section Twenty-one (21); thence <br />running westerly along and upon the south line of said Sectron'I~venty-one (21), <br />a distance of four hundred thirty (430.0) feet to the place of beginning, <br />excepting therefrom a certain tract of laud more particularly described in a Quit <br />Claim Deed recorded in Book 164, Page 316, together with all related <br />improvements thereon and irrigation equipment (hereinafter referred to as "Tract A"); <br />WHEREAS, the OPTIONORS are the sole heirs and devisees of the Estate of Harland L. <br />Layher, Deceased, and Kenneth L.
