RF.PRF.CF.NTA'1'IVF.'S DF.RD <br />SHERRY ANN SIWINSKI, Personal Representative of the ESTATE OF NADENE BUDDE, <br />DECEASED, Grantor, pursuant to the authority of the County Court of Hall County, Nebraska, <br />pursuant to 30-2476 (23) of the Nebraska Probate Code, in consideration of Distribution of Estate <br />Assets, hereby conveys unto SHERRY ANN SIWINSKI and ROBBY BUDDE, as Tenants in <br />Common, Grantees, the following described real property: <br />A tract of land comprising a part of the Northwest Quarter of the Northeast Quarter <br />(NW1/4NE1/4) of Section Twenty three (23), Township Twelve (12) North, Range <br />Eleven (11), West of the 6~' P.M., Hall County, Nebraska, more particularly <br />described as follows: <br />Beginning at a paint on the north line of said Northwest Quarter of the Northeast <br />Quarter (NW1/4NE1/4), said point being One Thousand Six Hundred Seventy Two <br />and Thirteen Hundredths (1,672.13) feet west of the northeast corner of Northeast <br />Quarter (NE/14), said point also being the northwest corner of a parcel described in <br />Survivorship Warranty Deed No. 98-100160, recorded in the Hall County Register <br />of Deeds Office; thence S90°00'00"W (Assumed Bearing), along and upon the <br />north line of said Northwest Quarter of the Northeast Quarter (NW 1 /4NE 1 /4), a <br />distance of Four Hundred Seven and Eighty Seven Hundredths (407.87) feet to a <br />point, said point being Five Hundred Sixty Two (562.0) feet east of the northwest <br />corner of said Northwest Quarter of the Northeast Quarter (NW 1 /4NE 1 /4); thence <br />S00°04' 13"W, parallel with the west line of said Northwest Quarter of the Northeast <br />Quarter (NW1/4NE1/4), a distance of Eight Hundred Sixty Six and One Tenth <br />(856.10) feet; thence N90°00'00"E, parallel with the north line of said Northwest <br />Quarter of the Northeast Quarter (NW 1 /4NE 1 /4), a distance of Five Hundred Sixty <br />Three and Forty Two Hundredths (563.42) feet; thence N00°04' 13"E, parallel with <br />the west line of said Northwest Quarter of the Northeast Quarter (NW 1 /4NE 1 /4), a <br />distance of Five Hundred Fifty Three and Twelve Hundredths (SS3.12) feet to a <br />point on the south line of the parcel described in said Survivorship Warranty Deed; <br />thence S90°00'00"W, parallel with the south line of said Northwest Quarter of the <br />Northeast Quarter (NW 1 /4NE l /4), and being along and upon the south line of the <br />parcel described in said Survivorship Warranty Deed, a distance of One Hundred <br />Fifty One and Three Tenths (1 S 1.30) feet to the southwest corner of the parcel <br />described in said Survivorship Warranty Deed; thence N00°42'26"W, parallel with <br />the east line of the Northeast Quarter (NE1/4), and also being along and upon the <br />west line of the parcel described in said Survivorship Warranty Deed, a distance of <br />Three Hundred Thirteen (313.0) feet to the point of beginning and containing <br />10.100 acres, more or less, of which, 0.309 acres, more or less, is presently occupied <br />by public road right of way. <br />Together with all the estate, right, title, interest, claim or demand whatsoever of said <br />Deceased of, in and to the same, or any part thereof. <br />To have and to hold the above described real property and all tenements, hereditaments, and <br />appurtenances thereto belonging unto the Grantee and Grantee's heirs and assigns forever, and the <br />Grantor hereby covenants that the real property herein described is free and clear of any lien or <br />encumbrance caused by any claim for taxes levied against the Estate of Nadene J.
