<br /> TRUSTEE' S DEED
<br />This instrument, made this 7~' day of October, 2009, between Eric H. Lindquist, a member
<br />of the Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor", pursuant to
<br />a power of sale contained in that certain Deed of Trust recorded an September 19, 2005 as
<br />Instrument Na. 0200509288 and as modified by the Loan Modification Agreement recorded on
<br />September 2, 2008 as Instrument No. 0200807547 in the office of the Register of Deeds of Hall
<br />County, Nebraska., and The Bank of New York Mellon f/k/a The Bank of New York as Trustee
<br />for the Certificateholders CWABS, Inc. Asset-Backed Certificates, Series 2005-10, hereinafter
<br />called "Grantee".
<br />WHEREAS, on January 20, 2009, Grantor, executed a Notice of Default pursuant to which
<br />notice was given to Scatt F. Brott and Shem L. Brott, husband and wife, Trustors, under that certain
<br />Deed of Trust recorded on September 19, 2005 as Instrument Na. 0200509288 and as modified by
<br />the Loan Modification Agreement recorded on September 2, 2008 as Instrument No. 0200807547 in
<br />the office of the Register of Deeds of Hall County, Nebraska, covering that certain premises des-
<br />cribed as:
<br />Lot 2, Block 2, Jenkinson Subdivision, in the City of Grand Island, Hall County,
<br />Nebraska,
<br />that a breach of an obligation for which the trust property was conveyed had occurred, and setting
<br />forth the nature of such breach and of his election to sell or cause to be sold such property to satisfy
<br />the obligation. Said Notice of Default was filed for record in the Office of the Register of Deeds of
<br />Hall County, Nebraska, on January 23, 2009, as Instrument No. 0200900442,
<br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with Neb. Rev. Stat. §76-100$.
<br />Subsequent thereto, beginning on August 19, 2009, Grantor caused to be published in The
<br />Grand Island Independent, a newspaper having a general circulation in Hall County, Nebraska, a
<br />Notice of Trustee's Sale setting forth a description of the property to be sold and stating that the
<br />described property would be sold at public auction to the highest bidder fox cash or certified or
<br />cashier's check, at the lower level lobby of the Hall County Courthouse, 1st & Locust Street, Grand
<br />Island, Hall County, Nebraska at 2:00 p.m. on October 1, 2009. Publication of such notice was
<br />made for five consecutive weeks on August 19, 2009, August 26, 2009, September 2, 2009,

<br />more than-tTiirty (30) day _ --
<br />s prior to the date of sale.
<br />A copy of such notice of the time and place of sale was thereafter mailed to all parties
<br />entitled to notice pursuant to said Deed of Trust and in compliance with Neb. Rev. Stat. §76-1008.
<br />Pursuant to said Natice of Trustee's Sale, John B. McDermott, attorney far Grantor, did at
<br />the time and place mentioned in said Notice of Trustee's Sale, offer said property for sale at public
<br />auction, and did sell the same to Grantee for the sum of $108,375.00, it being the highest bidder
<br />therefor.
<br />NOW, THEREFORE, in consideration of the premises and of the sum of $108,375.00 so
<br />bid and paid as aforesaid, I, Grantor, do hereby grant and convey unto said Grantee, its successors
