<br />the tract described in Deed recorded in Book 48 at Page 136 of the Deed
<br />Records of Hall County, Nebraska, said Hawthorne Place being a subdivision

<br />Township Eleven (11) North, Range Nine (9) West of the 6th P.M, and being
<br />more particularly described as follows. to wit: Commencing at a point on the
<br />West line of said above described tract, thence South on the West line of said
<br />tract 54 feet; thence East on the South line of said tract 89 feet, thence North
<br />S4 feet, thence West, parallel with the North line of said tract 89 feet to the
<br />place of beginning, being a rectangular tract of ground having a Westerly

<br />Begiuning at the Northeast corner of Lot One (1), Hawthorne Place, an
<br />addition to the City of Grand Island, Nebraska; thence Westerly along the
<br />North line of said Lot One (1) a distance of 36 feet to a point 89 feet East of
<br />the Northwest corner of said Lot One (1); thence Northerly along a line $9
<br />feet East of and parallel to the East line of Pine Street a distance of 54 feet;
<br />thence Easterly along a line 54 feet North of and parallel to the North line of
<br />said Lot One (1) a distance of 36 feet; thence Southerly along an extension of
<br />the Easterly line of said Lot Oue (1) a distance of 54 feet to the point of
<br />beginning.
<br />To have and to hold the above described premises together with all tenements, hereditaments
<br />and appurtenances thereto belonging unto the grantees and to their assigns, or to the heirs and
<br />assigns of the survivor of them forever.
<br />And the grantor does hereby covenant with the grantees and with their assigns and with the
<br />heirs and assigns of the survivor of them that grantor is lawfully seized of said premises; that
<br />they are free from encumbrance except covenants, easements and restrictions of record; all
<br />regular taxes and special assessments, except those levied or assessed subsequent to date
<br />hereof; that grantor has good right and lawful authority to convey the same; and that grantor
<br />warrants and will defend the title to said premises against the lawful claims of all persons
<br />whomsoever.
<br />It is the intention of all parties hereto that in the event of the death of either of the grantees,
<br />the entire fee simple title to the real estate/shall vest in the surviving grantee.
