Boltz and Lila J. , husband and wife, GRANTOR, in <br />consideration of One Dollar ($1.00) and other good and valuable consideration, conveys to <br />GRANTEE, Gerardo Mendoza Magana and Alicia A. Mendoza, husband and wife, as joint <br />tenants and not as tenants in common, the following described real estate (as defined in Neb. <br />Rev. Stat. § 76-201): <br />All that part of Lot One (1), in Block Fourteen (14), of Baker's Addition to the City <br />of Grand Island, Hall County, Nebraska and, its complement, to-wit: Fractional Lot <br />One (1), in Fractional Block Three (3), of Warmer's Annex to Wasmer's First <br />Addition to the City of Grand Island, Hall County, Nebraska, described as follows: <br />Commencing at a point 90.5 feet South of the Northeast corner of said Lot and <br />running thence South 41.5 feet to the Southeast corner of said Lot, thence West <br />along the south line to the Southwest corner of said Lot, thence North along the <br />west line to a point 41.5 feet North of the Southwest corner of said Lot, thence <br />East parallel to the South line of said lat to the place of commencement. <br />GRANTOR covenants (jointly and severally, if more than one) with GRANTEE <br />that GRANTOR: <br />1. is lawfully seized of such real estate and that it is free from encumbrances, <br />EXCEPT subject to easements, reservations, and restrictions of record; <br />2. has legal power and lawful authority to convey the same; <br />3. warrants and will defend title to the real estate against the lawful claims of all <br />persons. <br />Executed: ~ , 2009. <br />Mayn A.
