<br />TRUSTEE'S DEED
<br />This instrument, made this 8`" day of September, 2009, between Eric H. Lindquist, a
<br />member of the Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor",
<br />pursuant to a power of sale contained in that certain Deed of Trust recorded on June 1, 2006 as
<br />Instrument No. 0200604900 in the office of the Register of Deeds of Hall County, Nebraska, and
<br />Federal Home Loan Mortgage Corporation, hereinafter called "Grantee".
<br />WHEREAS, on June 11, 2009, Grantor, executed a Notice of Default pursuant to which
<br />notice was given to Amy S. Vrbas and David M. Vrbas, wife and husband, Trustors, under that
<br />certain Deed of Trust recorded on June 1, 2006 as Instrument No. 0200604900 in the office of
<br />the Register of Deeds of Hall County, Nebraska, covering that certain, premises described as:
<br />Lot Nineteen (19), in Block "B" in Parkview Subdivision, located in the
<br />Northeast Quarter (NE1/4) of Section Twenty-nine (29), and the Northwest
<br />Quarter (NW1/4) of Section Twenty-eight (28), all in Township Eleven (11)
<br />North, Range Nine (9), West of the 6th P.M., in the City of Grand lsland, Hall
<br />County, Nebraska,
<br />that a breach of an obligation for which the trust property was conveyed had occurred, and setting
<br />forth the nature of such breach and of his election to sell or cause to be sold such property to satisfy
<br />the obligation. Said Notice of Default was filed far record in the Office of the Register of Deeds of
<br />Hall County, Nebraska, on June 15, 2009, as lnstrument No. 0200904741.
<br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with Neb. Rev. Stat. §76-1008.
<br />Subsequent thereto, beginning on July 25, 2009, Grantor caused to be published in The
<br />Grand Island Ir~depender~t, a newspaper having a general circulation in Hall County, Nebraska, a
<br />Notice of Trustee's Sale setting forth a description of the property to be sold and stating that the
<br />described property would be sold at public auction to the highest bidder for cash or certified or
<br />cashier's check, at the lower level lobby of the Hall County Courthouse, 1st & Locust Street,
<br />Grand Island, Hall County, Nebraska at 2:00 p.m. on September 3, 2009. Publication of such
<br />notice was made for five consecutive weeks on July 2S, 2009, August 1, 2009, August 8, 2009,
<br />August 15, 2009 and August 22, 2009, the last publication being at least ten (10) days but not
<br />more than thirty (30) days prior to the date of sale.

<br />A copy cif such notice of the time acid place of sale was thereafter mailed to all parties
<br />entitled to notice pursuant to said Deed of Trust and in compliance with Neb. Rev. Stat. §76-1008.
<br />Pursuant to said Notice of Trustee's Sale, John B. McDermott, attorney for Grantor, did at
<br />the time and place mentioned in said Notice of Trustee's Sale, offer said property for sale at
<br />public auction, and did sell the same to CitiMortgage, Inc., successor by merger to ABN AMRO
<br />Mortgage Group for the sum of $94,913.22, it being the highest bidder therefor. CitiMortgage,
<br />Inc., successor by merger to ABN AMRO Mortgage Group has assigned all of its right, title and
<br />interest in such bid to Grantee.
<br />NOW, THEREFORE, in consideration of the premises and of the sum of $94,913.22 so
<br />bid and paid as aforesaid, I, Grantor, do hereby grant and convey unto said Grantee, its
