200907349 <br />EXHIBIT "A" <br />The East .Half of the Southwest Quarter of Section 4, Township 9 North, Range 1.2 West of the 6`h P.M., Hall County, <br />Nebraska, except a Tract of land in the Southeast Quarter of the Southwest Quarter of said Section 4, described as follows: <br />Referring to the Southwest corner of the Southeast Quarter of the Southwest Quarter of said Section 4, thence Easterly on the <br />South line of said Southeast Quarter of the Southwest Quarter a distance of 27.1 feet to the actual place of beginning; thence <br />continuing Easterly on the afore-described course a distance of 238.4 feet; thence with a deflection angle to the left of <br />90°00'and in a northerly direction a distance of 319,7 feet; thence Westerly parallel with the South line of the Southwest <br />Quarter of said section a distance of 238.4 feet; thence Southerly a distance of 319.7 feet to the place of beginning, containinl; <br />1.75 acres, more or less. <br />To have an to hold the above described premises together with all tenements, hereditaments and appurtenances thereto <br />belonging unto the grantee and to grantee's heirs and assigns forever. <br />And the Grantor does hereby covenant with the grantee and with grantee's heirs and assigns that grantor is lawfully seised of <br />said premises; that they are free from encumbrance that grantor has good right and lawful authority to convey the same; anal <br />that grantor warrants and will defend the title to said premises against the lawful claims of all persons whomsoever. <br />EXCEPTING THEREFROM: <br />A tract of land situated along the south line of the East Half of the Southwest Quarter (E1/2SW 1/4) of Section Four (4), <br />Township Nine (9) North; thence running north along the <br />west line of said East Half of the Southwest Quarter (E1/2SW 1/4), a distance of Thirty Three (33.0) feet; thence running east <br />parallel to and Thirty Three (33.0) feet north of the south line of said East Half of the Southwest Quarter (El /2SW 1/4), a <br />distance of approximately Two Hundred Seventy Six and Fifty Three Hundredths (276.53) feet; thence running north parallel to <br />the west line of said East Half of the Southwest Quarter (EI/2SWl/4), a distance of Twelve (12.0) feet, to a point Forty Five <br />(45.0) feet north of the south line of said East Half of the Southwest Quarter (E 1/2SW 1 /4); thence running east parallel to and <br />Forty Five (45.0) feet north of the south line of said East Half of the Southwest Quarter (E1/2SW l/4), a distance of <br />appraximately One Thousand Foriy Six and Ninety Three Hundredths (1,046.03) feet, to a point on the east line of said East <br />Half of the Southwest Quarter (E1/2SW1/4); thence running south along the east line of said East Half of the Southwest Quarter <br />(E1/2SW1/4), a distance of Forty Five (45.0) feet, to the southeast corner of said East Half of the Southwest Quarter <br />(E1/2SW1/4); thence running west along the south line of said East Half of the Southwest Quarter (El/2SW 1/4), a distance of <br />approximately One Thousand Three Hundred Twenty Three and Forty Six Hundredths (1,323.46) feet, to the point of beginning <br />and containing 1,291 acres more or less of which 1.003 acres rnorc nr less is presently occupied by public road right-of--way. <br />Net 0.288 acres more or less, except a tract of land in the Southeast Quarter of the Southwest Quarter of said Section 4 <br />described as follows: Referring to the Southwest corner of the Southeast Quarter of the Southwest Quarter of said Section 4; <br />thence Easterly on the South line of said Southeast Quarter of the Southwest Quarter a distance of 27.1 feet to the actual place <br />of beginning; thence continuing Easterly on the afore described course a distance of 238.4 feet; thence with a deflection angle <br />to the left of 90°00' and in a Northerly direction adistance ofthirty-three (33.0) feet; thence Westerly parallel with the South <br />line of the Southwest Quarter of said section a distance of two-hundred, thirty eight and four tenths (238.4) feet; thence <br />Southerly a distance of thirty-three (33.0) feet to the place or beginning. <br />To have an to hold the above described premises together with all tenements, hereditaments and appurtenances thereto <br />belonging unto the grantee and to grantee's heirs and assigns forever. <br />And the Grantor does hereby covenant with the grantee and with grantee's heirs and assigns that grantor is lawfully seised of <br />said premises;
