200907110 <br />added to the indebtedness secured by <br />this Deed of Trust and may be collected <br />hereunder at any time after the time of <br />such advance or payment and shall be <br />deemed to be secured hereby. <br />22. O tion to Foreclose - Upon the <br />occurrence of any default hereunder, <br />Beneficiary shall have the option to <br />foreclose this Deed of Trust in the <br />manner provided by law for the <br />foreclosure of mortgages on real <br />property. <br />23, Truator's Rights, Absent nefault - <br />Until any default in the payment of <br />indebtedness hereby secured or until the <br />breach of any covenant herein contained, <br />the Trustor shall possess and enjoy the <br />Property, and receive the rents and <br />profits therefrom. Upon payment of all <br />sums secured by this Deed of Trust, <br />Beneficiary shall request Trustee to <br />reconvey the Property and shall <br />surrender this Deed of Trust and all <br />promissory notes evidencing indebtedness <br />secured by this Deed of 'trust to <br />Trustee. Trustee shall thereupon <br />reconvey the Property without warranty <br />to the person or persons legally <br />entitled thereto. The grantee in any <br />reconveyance may be described as "the <br />person or persons entitled thereto," and <br />the recitals therein of any matters or <br />facts shall be conclusive proof of the <br />truthfulness thereof. Such person or <br />persons shall pay all casts of recording <br />the re-conveyancing instrument, and <br />shall pay to the Trustee a fee of <br />$175.00 for Trustee's services in <br />preparing the reconveying instrument(s) <br />and reconveying the Property. <br />24. Acceleration in the Event of <br />Transfer - In the event title to the <br />Property, or any part thereof, is <br />transferred, ar contracted to be <br />transferred by Trustor, far any reason <br />or by any method whatsoever, the entire <br />principal sum and accrued interest then <br />due under the note and any other <br />promissory note secured hereby shall at <br />once become due and payable at the <br />election of the Beneficiary. Failure to <br />exercise this option because of the <br />transfer of title as above stated in one <br />instance shall not constitute a waiver <br />of the right to exercise such option in <br />the event of_any subs:eque.nt transfer. <br />25.
