<br />MARVIN G. WELTY, Personal Representative of the Estate of Lucille H. Brandt, Deceased,
<br />GRANTOR, conveys and releases to MARVIN G. WELTY, GRANTEE, the following described
<br />real estate (as defined in Neb. Rev. State. §76 -201):
<br />A tract of land comprising the North 100 acres of the West Half (W1 /2) of Section
<br />Five (5), Township Twelve (12) North, Range Eleven (11), West of the 6th P.M., in
<br />Hall County, Nebraska, more particularly described as follows: Beginning at the
<br />Northwest corner of said Section Five (5); thence running Southerly along and upon
<br />the West line of said Section Five (5), a distance of 1,640.74 feet; thence running
<br />Easterly parallel to the North line of said Section Five (5), a distance of 2,657.3 feet,
<br />to the East line of the West Half (W1 /2) of Section Five (5); thence running
<br />Northerly along and upon the East line of the West Half (W 1/2) of said Section Five
<br />(5), a distance of 1,640.74 feet, to the North line of said Section Five (5); thence
<br />running Westerly along and upon the North line of said Section Five (5), a distance
<br />of 2,652.5 feet, to the place of beginning and containing 100 acres, more or less,
<br />EXCEPTING a tract of land containing five acres, more or less, conveyed to Marvin
<br />G. Welty and Alice Marie Welty as joint tenants as recorded in Book 174 at Page 347
<br />of the Records of Deeds in the Office of the Register of Deeds of Hall County,
<br />Nebraska.,
<br />subject to easements and restrictions of record.
<br />GRANTOR has determined that the GRANTEE is the person or persons entitled to
<br />distribution of the real estate from said estate. GRANTOR covenants with GRANTEE that
<br />GRANTOR has legal power and lawful authority to convey and release the same.
