200501913 <br />architecturally and aesthetically compatible in material and color. The design and construction shall <br />be in conformity with sound architectural and engineering standards. No portion of any building <br />constructed (including architectural features) shall exceed a height of 35 feet above the center of the <br />intersection of Capital Avenue and Hancock Avenue. <br />9. Outlot A. Uses on Outlot A shall be limited to drainage, utilities, landscaping <br />and paved driving surfaces, pedestrian walkways and patios as identified in the Development Plan. <br />Patios shall be screened with a six (6) foot high privacy fence if they reduce the landscaped area of <br />Outlot A to less than thirty (30) feet from an adjoining property line on the exterior of this <br />subdivision. <br />10. Landscaping. The Subdivider agrees to comply with the requirements of the <br />Landscaping Regulations of the City of Grand Island, and plans as submitted to and approved by the <br />City's Building Department. The Subdivider shall install and maintain, at its expense, landscaping as <br />outlined on Exhibit "B" attached hereto and incorporated herein by this reference. Such landscaping <br />shall be in conformance with Section 36 -102 of the Grand Island City Code. The minimum required <br />plantings based on frontage shall be as follows: <br />Capital Avenue Frontage: 3 canopy trees, 3 understory trees, 9 shrubs <br />Hancock Avenue Frontage: 4 canopy trees, 4 understory trees, 12 shrubs <br />Outlot A Frontage: 3 canopy trees, 3 understory trees, 9 shrubs <br />11. Engineering Data. All final engineering plans and specifications for public <br />improvements shall bear the signature and seal of a registered professional engineer and shall be <br />furnished by the Subdivider to the Department of Public Works for approval prior to contracting for <br />construction of any improvements.
