Hoelck, wife ` <br />and husband, herein called the grantor whether one or more, in consideration of One Dollar and other valuable <br />consideration received from grantees, do hereby grant, bargain, sell, convey and confirm unto William F. Stobbe and Rose <br />M. Stobbe, husband and wife, as joint tenants with right of survivorship, and not as tenants in common, the following <br />described real property in Hall County, Nebraska: <br />A tract of land comprising a part of the Northwest Quarter (NWl /4) of Section One (1), Township <br />Eleven (11) North, Range Ten (10) West of the 6th P.M., Hall County, Nebraska and more particularly <br />described as follows: First, to ascertain the point of beginning, start at the northwest corner of said <br />Northwest Quarter (NWl /4); thence S 00° 36' 14" E (assumed bearing) along and upon the west line of <br />said Northwest Quarter (NW1 /4), a distance of Four Hundred One and Forty Nine Hundredths (401.49) <br />feet to the ACTUAL point of beginning; thence N 89° 49' 58" E a distance of Four Hundred Sixty Eight <br />(468.0) feet; thence S 00° 36' 14" E a distance of Nine Hundred Ninety Nine and Forty Six Hundredths <br />(999.46) feet to a point on the northerly right of way line of Burlington Northern Railroad; thence N 74e <br />03' 30" W along and upon said right of way line a distance of Four Hundred Eighty Eight and Two <br />Tenths (488.20) feet to a point on the west line of said Northwest Quarter (NW1 /4); thence N 00° 36' 14" <br />W along and upon the west line of said Northwest Quarter (NW1 /4), a distance of Eight Hundred Sixty <br />Four (864.0) feet to the ACTUAL point of beginning <br />To have and to hold the above described premises together with all tenements, hereditaments, appurtenances and <br />reservations thereto belonging unto the grantees and to their assigns, or to the heirs and assigns of the survivor of them <br />forever. <br />And the grantor does hereby covenant with the grantees and with their assigns and with the heirs and assigns of <br />the survivor of them that grantor is lawfully seized of said premises; that they are free from encumbrance except covenants, <br />easements and restrictions of record; all regular taxes and special assessments, except those levied or assessed subsequent <br />to date hereof, that grantor has good right and lawful authority to convey the same; and that grantor warrants and will <br />defend the title to said premises against the lawful claims of all persons whomsoever. <br />It is the intention of all parties hereto that in the event of the death of either of the grantees, the entire fee simple <br />title to the real estate shall vest in the surviving grantee. <br />Dated: <br />STATE OF, �- <br />COUNTY OF <br />f <br />T e foregoing in �r�m\t was acknowledged before me this �* day ofj� <br />> eer t Hoelck nd LeRoy C.
