20050159"7 e Upon termination of this Agreement pursuant to Section 6(a) or 6(b) hereof, Licensor may require Licensee to remove any Improvements from the Easement Area at Licensee's expense and without cost to Licensor. Said removal to occur no later than thirty (30) days after the expiration of the thirty day period in which Licensee has the opportunity to cure any breech of this Agreement or the impairment of Licensor's utilities. Should the Licensee fail to do so, the Licensor may remove or cause the removal of said Improvements from the Easement Area, and Licensee agrees to reimburse Licensor for all costs that are incurred in such removal. 7. SUCCESSORS AND ASSIGNS. This agreement shall be binding upon the parties hereto, their successors and assigns. The rights and obligations created pursuant to the terms of this Agreement shall be appurtenant to the Property, and run with and be binding upon the Property, including future subdivisions and /or reconfigurations of such property. 8. ENTIRE AGREEMENT. (a) This Agreement constitutes the entire agreement between the parties notwithstanding any other oral or written agreements to the contrary. This Agreement shall be amended only in writing executed by all parties hereto. (b) No alterations or modifications to the Improvements outlined herein shall be allowed without prior approval, in writing, from the City's Director of Public Works. 9. CHOICE OF LAWS. This License Agreement shall be construed in accordance with the laws of the State of Nebraska and the City of Grand Island, Nebraska. 10. CONTEXT OF LANGUAGE. Wherever the context of the language in this Agreement is appropriate, the singular shall apply to the plural and the plural shall apply to the singular.
