<br />The undersigned, Arend R. Baack, Attorney at Law, Trustee under a certain Deed of
<br />Trust dated March 31, 1998, wherein Jimmy R. Helms, a single person, was the Trustor, which
<br />was filed for record in the office of the Register of Deeds of Hall County, Nebraska, on March 7,
<br />1998, as Instrument No. 98- 103205 and contains as trust property, the following- described real
<br />estate:
<br />Part of the Southwest Quarter of the Southwest Quarter (SW 1/4 SW I/4 ) of Section
<br />Fourteen (14), Township Eleven (11) North, Range Nine (9) West of the 6d' P.M.
<br />in Hall County, Nebraska, more particularly described as follows: Beginning at a
<br />point on the West line of said Section Fourteen (14), said point being Two
<br />Hundred Thirty Four and Four Tenths (234.4) feet north of the Southwest corner
<br />of said Section Fourteen (14), thence northerly along the west line of said Section
<br />Fourteen (14), a distance of One Hundred Seventy (170.0) feet; thence Easterly
<br />parallel to the South line of said Section Fourteen (14), a distance of Two
<br />Hundred Sixty (260.0) feet; thence Southerly parallel to the West line of said
<br />Section Fourteen (14); a distance of One Hundred Seventy (170.0) feet; thence
<br />westerly parallel to the South line of said Section Fourteen (14), a distance of
<br />Two Hundred Sixty (260.0) feet to the place of beginning.
<br />together with all improvements now or hereafter erected on the property, and all easements,
<br />appurtenances, fixtures now or hereafter a part of the property, including all replacements and
<br />additions thereto, which were referred to in such Deed of Trust as the "Property ", hereby gives
<br />notice of default of said Trustors for the reason that the said Trustors have failed to make the
<br />payments of principal and interest due in respect to the Note secured by that Deed of Trust.
<br />By reason of such default, the undersigned Trustee hereby elects to sell or cause to be
<br />sold the above Property to satisfy the obligations of that certain Note dated March 31, 1998,
<br />owing from Trustor to the Beneficiary, HOME FEDERAL SAVINGS AND LOAN
<br />ASSOCIATION OF GRAND ISLAND, pursuant to the terms of the Trust Deed referred to
<br />above which secures this obligation.
