<br />less, conveyed to the State of Nebraska by Warranty Deed
<br />dated September 1, 1956, and recorded in Book 119 at

<br />and (3) A tract of land containing 47.33 acres, conveyed to
<br />Marvin J. Rickert and Jane E. Rickert by Warranty Deed
<br />recorded in Book 163 at Page 10 of the Deed Records of
<br />Hall County, Nebraska, the tract being sold herein containing
<br />110 acres, more or less
<br />Grantor covenants (jointly and severally, if more than one), with the Grantee that
<br />Grantor:
<br />(1) is lawfully seised of such real estate and that it is free from encumbrances
<br />except easements and restrictions of record;
<br />(2) has legal power and lawful authority to convey the same;
<br />(3) warrants and will defend the title to the real estate against the lawful claims
