<br />The undersigned, Wilmar Realty, L.L.C. a limited liability company, and Northcott
<br />Company, a South Dakota general partnership, as Owners, and 281 & Old Potash LLC, a Nebraska
<br />limited liability company, hereinafter called the Subdivider, of a tract of land consisting of all of Lot
<br />1, Lot 2, Lot 3, and Lot 4 of Martin's Subdivision, located in the Southeast Quarter of the Southeast
<br />Quarter (SE1 /4, SE1 /4) of Section 13, Township 11 North, Range 10 West of the 6h P.M., in the
<br />City of Grand Island, Hall County, Nebraska, more particularly described as follows:
<br />Commencing at the point of intersection of the south right -of -way
<br />(R.O.W.) line of west North Front Street and the west R.O.W. line of
<br />Webb Road, said point also being the Point of Beginning; thence on
<br />an assumed bearing of S01 °40'36 "E along said west R.O.W. line a
<br />distance of 1162.66 feet; thence S41 °03'08 "W a distance of 51.02 feet
<br />to the point of intersection of said west R.O.W. line and the north
<br />R.O.W. line of Old Potash Highway; thence S89 °10'52 "W along said
<br />north R.O.W. line a distance of 818.73 feet to the point of intersection
<br />of said north R.O.W. line and the east R.O.W. line of Wilmar
<br />Avenue; thence NO 1'47'41 "W along said east R.O.W. line a distance
