<br /> GRANTOR covenants with GRANTEE that GRANTOR is lawfully seised
<br /> of the real estate, the real estate is free from encumbrances except
<br /> for the lifetime use of the apartment, garage and storage room by
<br /> Florence: A. St.ockham as described above, GRANTOR has legal power and
<br /> lawful authority to convey the same and warrants and will defend
<br /> title to the real estate against any acts of the GRANTOR.
