<br />CORPORATE WARRANTY DEED
<br />THELEN GRAIN CO., a Corporation organized and existing under
<br />and by virtue of the laws of the State of Nebraska, for and in
<br />consideration of Five Thousand Four Hundred Dollars ($5,400.00),
<br />reC'F.ipt of which is hereby acknowledged, does hereby convey to
<br />DOUGLAS WEBER and VICKI WEBER, as Joint Tenants, Grantee, whether
<br />one or more, the following described real estate in Hall County,
<br />Nebraska:
<br />Lot Ten (10) and the West Half (W1 /2) of Lot Eleven (11) ,
<br />Thelen Subdivision, First Addition to the City of Wood
<br />River, Hall County, Nebraska.
<br />together with all tenements, hereditaments, and appurtenances to
<br />the same belonging, and all the estate, title, interest, claim or
<br />demand whatsoever of said Grantor, of, in or to the same, or any
<br />part thereof; subject to easements and restrictions of record.
<br />Grantor covenants with the Grantee that Grantor:
<br />(1) is lawfully seized of such real estate and that it is
<br />free from encumbrances except as special assessments assessed by
<br />the City of Wood River, Nebraska, that are being assumed by Buyer;
<br />(2) has good right and lawful authority to sell the same;
<br />(3) warrants and will defend the title to the real estate
<br />a•aainst the lawfi..zl claims of all persons.
