<br />The undersigned, Sara E. Miller, being Successor Trustee under a Deed of Trust dated
<br />September 21, 1999, and filed in the Register of Deeds, Hall County, Nebraska as Instrument
<br />No. 0099109583 and executed by the Trustor, James Summers and Lisa Summers, husband and
<br />wife, for the benefit of First American Title Insurance Company, and trustee, Mortgage Works
<br />Financial, which by assignment recorded July 7, 2003 as Instrument No. 0200308569, the deed
<br />of trust was assigned to American General Finance, Trustee and Beneficiary, and subsequently
<br />assigned to Morequity, Inc. by Assignment of Deed of Trust dated July 1, 2002, and in which
<br />Morequity, Inc. is the assignee and Beneficiary, and hereby gives notice of the breach of and
<br />obligation for which the trust property was conveyed as security has occurred, the nature of such
<br />breach is the Trustors' failure to make debt payments as they become due. You are hereby
<br />notified that as of December 29, 2004, the amount due under the Deed of Trust is $32,871.85,
<br />plus interest accruing at $11.30 per diem and costs and any other fees permitted by law
<br />thereafter, and further notified that because of such default, the undersigned has elected to sell or
<br />cause to be sold the trust property to satisfy the obligations under the Trust Deed. The trust
<br />property affected is as follows:
