200500497 <br />and otherwise provide for the health, pleasure, recreation, <br />safety, and other non - profitable interest by acquiring, <br />maintaining, operating, contributing to the acquisition, <br />maintenance, or operation of the facilities, grounds, or <br />structures. Any item that would be covered by insurance shall <br />not be deemed as a maintenance item. To provide: <br />a, Weed and other actual or potential nuisance <br />abatement or control <br />b. Snow removal on the driveways, parking spaces <br />located on private property and public and private <br />sidewalks in the Subdivisions <br />C. Removal of garbage <br />d. Exterior maintenance on the homes located on the <br />Properties <br />e. Architectural control <br />f. Care of the lawns <br />g. Compliance with or enforcement of applicable <br />covenants, easements, restrictions, and similar <br />limitations, and to undertake such other activities <br />appropriate, convenient or necessary to promote or <br />sustain any such interest. <br />Exterior maintenance shall consist of; exterior maintenance <br />upon each Lot, which is subject to assessment for exterior <br />maintenance hereunder, including but not, limited to the <br />following: <br />a. Painting per schedule as determined by the Board of <br />Directors <br />b. Exterior building surfaces <br />C. Disease control of trees and shrubs <br />d. Trees and shrubs on all areas defined as common <br />ground <br />e. Grass <br />f. Public walks <br />Exterior maintenance shall not include: <br />a. Repair, replacement and care of glass surface, <br />private walks, driveways or concrete patios <br />b. Repair, replacement of doors and garage doors <br />4 <br />
