20050049 <br />Section 5. Damaged Structures. All damaged structures <br />shall be rebuilt and /or replaced to the original standards. <br />All plans shall be submitted to the Architectural and <br />Landscape Committees for approval. Time will be of the <br />essence and all parties concerned will attempt to expedite <br />the completion of construction as soon as possible <br />Section 6. Additional Insurance. The Association may <br />obtain additional insurance at its expense for its own <br />benefit and protection. <br />The Association, its employees and agents, shall have <br />the right to go on any Lot for the purposes of performing <br />maintenance and repair, making inspections and performing its <br />duties hereunder and is hereby granted a specific easement <br />for such purpose. <br />Section 1. Enforcement, The Association or any Owner <br />shall have the right to enforce by any proceeding at law or <br />in equity, all restrictions, conditions, covenants, <br />reservations, liens and charges now or hereafter imposed by <br />the provisions of this Declaration, <br />Failure by the Association or by an Owner to enforce any <br />covenant or restrictions herein contained shall in no event <br />be deemed a waiver of the right to do so thereafter. <br />Section 2. Severability. Invalidation of any one of <br />the covenants or restrictions by judgment or Court order <br />Shall in no way affect any other provisions, which shall <br />remain in full force and effect. <br />Section 3. Amendments. The covenants and restrictions <br />of this Declaration shall run with and bind the land for a <br />term of twenty (20) years from the date that this Declaration <br />was recorded, after which time it shall be automatically <br />extended for successive periods of ten (10) years. <br />This Declaration may be amended during the first twenty years <br />by an instrument signed by the Owners of not less than <br />seventy percent (700) of the Lots, and thereafter by an <br />instrument signed by the Owners of not less than fifty <br />percent (50 %) of the Lots.
