20050049 Section 5. Damaged Structures. All damaged structures shall be rebuilt and /or replaced to the original standards. All plans shall be submitted to the Architectural and Landscape Committees for approval. Time will be of the essence and all parties concerned will attempt to expedite the completion of construction as soon as possible Section 6. Additional Insurance. The Association may obtain additional insurance at its expense for its own benefit and protection. The Association, its employees and agents, shall have the right to go on any Lot for the purposes of performing maintenance and repair, making inspections and performing its duties hereunder and is hereby granted a specific easement for such purpose. Section 1. Enforcement, The Association or any Owner shall have the right to enforce by any proceeding at law or in equity, all restrictions, conditions, covenants, reservations, liens and charges now or hereafter imposed by the provisions of this Declaration, Failure by the Association or by an Owner to enforce any covenant or restrictions herein contained shall in no event be deemed a waiver of the right to do so thereafter. Section 2. Severability. Invalidation of any one of the covenants or restrictions by judgment or Court order Shall in no way affect any other provisions, which shall remain in full force and effect. Section 3. Amendments. The covenants and restrictions of this Declaration shall run with and bind the land for a term of twenty (20) years from the date that this Declaration was recorded, after which time it shall be automatically extended for successive periods of ten (10) years. This Declaration may be amended during the first twenty years by an instrument signed by the Owners of not less than seventy percent (700) of the Lots, and thereafter by an instrument signed by the Owners of not less than fifty percent (50 %) of the Lots.
