<br />Thienel Builders, Inc., a Nebraska Corporation, for and in consideration of Nineteen
<br />Thousand Dollars ($19,000.00), receipt of which is hereby acknowledged, does hereby convey to
<br />Randall M. Hartmann, Grantee whether one or more, the following described real estate in Hall
<br />County, Nebraska:

<br />Lot 1, Block 27, Original Town of Wood River, Hall County, Nebraska
<br />
<br />together with all tenements, hereditaments, and appurtenances to the same belonging, and all the
<br />estate, title, interest, claim or demand whatsoever of said Grantor, of, in or to the same, or any part
<br />thereof; subject to easements and restrictions of record.

<br />Grantor covenants with the Grantee that Grantor:

<br />(1) is lawfully seized of such real estate and that it is free from encumbrances subject to
<br />easements, reservations, covenants and restrictions of record;
