<br />WHEREAS, the within named Grantor is the Trustee under the terms of a certain Deed of
<br />Trust dated May 14, 1998, and filed for record with the Hall County Register of Deeds on May
<br />15, 1998, as Document No, 98-104636 and re-recorded with the Hall County Register of Deeds
<br />on June 2, 1998 as Document No. 98-105253 wherein James K. Keeshan, a Single Person was
<br />Trustor;

<br />WHEREAS, said Trustee has upon default of the Trustor of the obligations contained in
<br />such Deed of Trust caused such Notice of Default and Notice of Sale to be filed, given and
<br />published as required by Nebraska Trust Deeds Act contained in Chapter 76, Article 10, of the
<br />Nebraska Trust Deeds Act;
<br />
<br />WHEREAS, a public sale of the real estate hereinafter described was conducted on the
<br />date and at the time and place designated in the Notice of Sale; and
<br />
<br />WHEREAS, the within named Grantee offered the highest bid at such public auction.
<br />
<br />NOW, THEREFORE, I, AREND R. BAACK, Trustee under a certain Deed of Trust
<br />dated May 14, 1998, and filed for record with the Hall County Register of Deeds on May 15,
<br />1998, as Document No. 98-104636 and re-recorded with the Hall County Register of Deeds on
<br />June 2, 1998 as Document No. 98-105253, herein called the Grantor, for and in consideration of
<br />the sum of One Hundred Sixty Thousand and No/100 Dollars ($160,000.00) received from
<br />Grantee does hereby quitclaim, grant, bargain, sell, convey and confirm unto JARED J.
<br />CORNELIUS and KARl J. CORNELIUS, Husband and Wife, as joint tenants with rights of
<br />survivorship and not as tenants in common, herein called the Grantee, the following-described
<br />real estate in Hall County, Nebraska:

<br />A tract ofland comprising the Easterly Three Hundred Sixty One and Five Tenths
<br />(361.5) feet of the Southerly Three Hundred Sixty One and Five Tenths (361.5)
<br />feet of the Southwest Quarter of the Southwest Quarter (SW1I4SW1I4) of Section
<br />Thirty Six (36), Township Twelve (12) North, Range Ten (10) West ofthe 6th
<br />P.M., in Hall County, Nebraska
<br />
<br />TO HAVE AND TO HOLD the premises above described, together with all the build-
<br />ings, improvements, hereditaments and appurtenances thereunto belonging, unto the said Grantee
<br />and to Grantee's heirs, successors and assigns forever.
