<br />SPECIAL WARRANTY DEED

<br />KEVIN WOODWARD CONSTRUCTION AND CUSTOM RENOVATIONS, INC., a Nebraska
<br />corporation, herein called the GRANTOR, for and in consideration of the cancellation of indebtedness
<br />owing from GRANTOR to GRANTEE, does grant, bargain, sell, convey and confirm unto HOME
<br />FEDERAL SAVINGS AND LOAN ASSOCIATION OF GRAND ISLAND, a federally chartered
<br />savings and loan association, herein called the GRANTEE, the following-described real estate in Hall
<br />County, Nebraska:

<br />
<br />Lot Four (4), Block Two (2), Woodland Park First Subdivision, in the City of Grand

<br />TO HAVE AND TO HOLD the premises above-described, together with all the tenements,
<br />hereditaments and appurtenances thereunto belonging, unto the said Grantee and to Grantee's successors
<br />and assigns forever. Grantor hereby covenants with the said Grantee and with Grantee's successors and
<br />assigns that Grantor is lawfully seized of said premises, that they are free from encumbrance and that
<br />Grantor has good right and lawful authority to sell the same, and Grantor hereby covenants to warrant and
<br />defend the title to said premises against the lawful claims of all persons whomsoever. Grantor hereby
<br />relinquishes all right, title, claim and interest in and to the above-described premises.

<br />This Special Warranty Deed is given as an absolute conveyance, the Grantor having conveyed
<br />said land to the Grantee for a fair and adequate consideration being partial satisfaction of outstanding
<br />obligations owing by Grantor to Grantee by virtue of the following: a Promissory Note dated September
<br />20,2004 in the original principal amount of Two Hundred Fifteen Thousand and No/IOO Dollars
<br />($215,000.00) which was secured by a Deed of Trust filed of record on September 20,2004 as Instrument
<br />No. 200409291 in the office ofthe Register of Deeds of Hall County, Nebraska; a Promissory Note dated
<br />September 30,2005 in the original principal amount of Two Hundred Thirty Thousand ($230,000.00)
<br />which was secured by a Deed of Trust filed ofrecord on September 30, 2005 as Instrument No.
<br />200509757 in the office of the Register of Deeds of Hall County, Nebraska; a Promissory Note Dated
<br />April 5, 2006 in the original principal amount ofThirty~Five Thousand Three Hundred Thirteen and
<br />84/100 Dollars ($35,313.84) which was secured by a Deed of Trust filed of record on April 6, 2006 as
<br />Instrument No. 200603015 in the office of the Register of Deeds of Hall County, Nebraska; a Promissory
<br />Note dated April 5, 2006 in the original principal amount of Thirty-Nine Thousand Eight Hundred
<br />Twenty-Two and 59/100 Dollars ($39,822.59) which was secured by a Deed of Trust filed of record on
<br />Apri16, 2006 as Instrument No. 200603013 in the office of the Register of Deeds of Hall County,
<br />Nebraska; and a Promissory Note dated April 5, 2006 in the original principal amount of Thirty-Five
<br />Thousand One Hundred Seventy-Four and 88/100 Dollars ($35,174.88) which was secured by a Deed of
<br />Trust filed of record on April 6, 2006 as Instrument No. 20060317 in the office of the Register of Deeds
<br />of Hall County, Nebraska. A

<br />Grantor declares that this conveyance is freely and fairly made, and that there are no agreements,
<br />oral or written, or other than this deed, between Grantor and Grantee with respect to said land.
