<br />$~' ' OQ4'~48 <br />FwM~~:S~css. <br />~,caca~aas! w~.ww <br />xrre~n~Ta.n,r <br />n*r~s ~r <br />~,~ <br />performed within ten (1D} days thereafter, with in"terest at <br />sixteen percent (16~) on delinquent rent payments or advances <br />i <br />~mads by Lessor, then Lessor shall have the right, at its option, <br />to re-enter the premises and terminate the lease; remove Lessee's <br />property and effects without being guilty of trespass and without <br />being subject to liability for damages; such re-entry or termina- <br />tion shall not bar the right of recovery of rent accrued-prior to <br />termination or payments in lieu of rent-after termination- or <br />'damages for breach of covenants, nor shall receipt of rent after <br />conditions broken be deemed a waiver of forfeiture. It is <br />expressly agreed that after the Lessor has re-entered-the prem- <br />ises and upon termination of the lease, the Lessor may relet the <br />leased property, or any part thereof, for any term, and the <br />Lessee shall pay to the Lessor the difference between the rent <br />hereby reserved and agreed to be paid by the Lessee for the <br />portion of the term remaining at the time of the re-entry or <br />repossession and the amount, if any, received or to be received <br />under such reletting for such portion of the term. <br />Zf Lessee vacates or abandons the premises, Lessee's <br />right of-the possession of-the premises terminates, but the lease <br />and all liabilities of Lessee for rent or other obligations <br />hereunder continue, and the Lessor shall be entitled to re-enter <br />the premises, and the Lessee shall be liable for all payments <br />payable to the Lessor as above provided in the event of termina- <br />tion of the lease by notice. <br />17. NOTICES. Any notice or document required or <br />permitted to be delivered hereunder shall be deemed to be <br />delivered whether actually received or not-when deposited in the <br />United States Mail, postage prepaid, by Certified or Registered <br />mail, return receipt requested, addressed to the parties hereto <br />at their respective addresses as set out belcw, or at such other <br />address as they have 'theretofore specified by written notice <br />delivered in accordance herewith. <br />i$.
