r 82- OQ494'~ payment or performance of such condition and if it be not paid or performed within ten (10) days thereafter, with interest at sixteen percent (168) on delinquent rent payments or advances made by Lessor, then Lessor shall have the right, at its option, to re-enter *_he premises-and terminate the lease; .remove Lessee's property and effects without being guilty of trespass and without being subject to liability for damages; such re-entry or termina- tion shall not bar the right of recovery of rent accrued prior to termination or payments in lieu of rent after termination or damages for breach of covenants, nor shall receipt of rent after conditions broken be deemed a waiver of forfeiture. It is expressly agreed that after the Lessor has re-entered the preen- ises and upon termination of the lease, the Lessor may relet the leased property, or any part thereof., for any term, .and the Lessee shall pay to the Lessor the difference between the rent hereby reserved and agreed to he paid by the Lessee for the portion of the term remaining at the time of the re-entry or repossession and the amount, if any, received or to be received under such reletting for such portion of the term. If Lessee vacates or abandons the premises, Lessee's right of the possession cf the premises terminates, but the lease and all liabilities of Lessee for rent or other obligations aereunder continue, and the Lessor shall be entitled to re-enter the premises, and the Lessee shall be liable for all payments ?ayable to the. Lessor as above provided in the event of termina- tion of the lease by notice. 17. NOTICES. Any notice or document required or permitted to be delivered hereunder shall be deemed to be livered whether actually received or not when deposited in the United States Maii, postage prepaid, by Certified or Registered mail, return receipt requested, addressed to the parties hereto lat their-respective addresses as set out below, or at such other address as they have .theretofore specified by written notice delivered in accordance herewith. 1E3.
