<br />WARRANTY DEED
<br />EDGAR SHULTZ and BERN ICE SHULTZ, husband and wife, each
<br />in his and her own right and as spouse of the other, herein
<br />called the Grantors, for and in consideration of the sum of
<br />ONE DOLLAR ($1.00) and severance of joint tenancy, received
<br />from Grantee, do hereby grant, bargain, sell, convey and
<br />confirm unto BERNICE SHULTZ (who is also one of the Grantors},
<br />the following described real estate situated in Hall County,
<br />Nebraska:
<br />An undivided one-half interest in each of the following
<br />three tracts:
<br />TRACT ONE: East Half of the Northeast Quarter (E'~NE;)
<br />of Section Eleven (11), Township Nine (9) North, Range
<br />Nine (9), WKast of the 6th P.M., excepting therefrom
<br />that part conveyed to School. District No. 47, Hall
<br />County, Nebraska, by Deed recorded in Book 14, at
<br />Page 507, of the Deed Records of Hall. County, Nebraska;
<br />and
<br />TRACT TWO: The South Half of the Southwest Quarter
<br />(S'~SW'-1) of Section Twelve (12), and the Southeast
<br />Quarter of the Southeast Quarter {SE,SEa) of Section
<br />Eleven {11), all in Township Nine (9) North, Range Nine
<br />{9), West of the 6th P.M., Hall County, Nebraska; and
<br />TRACT THREE.: The. Northeast Quarter of the Southeast
<br />Quarter (NE~ISEQ), Section Eleven (11), and the North
<br />Half of the_Southwest Quarter (N'~SW4), of Section
<br />Twelve (12), all in Township Nine (9) North, Range Nine
<br />(9), West of the 6th P.M., Hall County, Nebraska.
<br />TO HAVE AND TO HOLD the premises above described,
<br />together with ali the tenements, hereditaments and appurtenances
<br />thereunto belonging, unto the said Grantee and to Grantee's
<br />heirs and assigns forever. And we hereby covenant with the
<br />said Grantee and with Grantee's heirs and assigns, that we
<br />are lawfully-seized of said premises,. that they are free
<br />from encumbrance, except easements of record, and that we
<br />have good sight and lawful authority. to sell the same:; and
<br />we-.hereby covenant to warrant and defend the title to said
<br />premises against the lawful claims of all persons whomsoever.

<br />claim and interest in and to the above described premises.
