<br />assigns forever. And we hereby covenant with the said Grantee and
<br />with Grantees° successors and assigns, that we are lawfully seized
<br />of said premises, that they are free from encumbrance, except ease-

<br />to sell the same; and we hereby covenant to warrant and defend the
