<br />TO HAVE AND TO HOLD the premises above-described with all
<br />appurtenances thereto belonging, unto the said mortgagee and its
<br />successors and assigns forever, provided always, and these pre-
<br />cents are upon the express condition that if the said mortgagor,
<br />its successors or assigns, shall pay or cause to be paid to the
<br />said mortgagee, its successors or assigns, principal sum of
<br />ONE HUNDRED SIXTY TfiOUSAND DOLLARS ($160,OOO.OOj, payable accor-
<br />ding to the terms of a Promissory Note of this date, with interest
<br />according to the terms of said above-described Promissory Note of
<br />this date, and said mortgagor agrees to pay all taxes and assess-
<br />meets levied on the above-described real estate and all other
<br />taxes, levies and assessments levied on this mortgage or the
<br />Promissory Note which this mortgage is given to secure,. before
<br />the same becomes delinquent and to keen the buildings on said
<br />premises as well as all improvements insured in an amount at
<br />least equal to replacement post, with loss, if any, payable to
<br />the said mortgagee, tk~en these presents to be void, otherwise to
<br />be and remain in full force and effect.
<br />IT IS FURTHER AGREED {i} That if the said mortgagor shall fail
<br />to pav such taxes or procure such insurance, the mortgagee may pay
<br />such taxes and procure such insurance; and the sum so advanced,
<br />with interest at 16,5 per cent, shall be repaid by said mort-
<br />gagor, and this mortgage shall stand as security for the. same.
<br />(2) 'Phat a failure to pay any of said money, either principal or
<br />interest, when the same become due, or a failure to comely with
<br />any of the foregoing agreements, shall cause the whole sum of
<br />money herein secured to become due and collectible at once at the
<br />option of the mortgagee.
