061,3471 <br />INSTALLMENT CONTRACT FOR SALE OF REAL ESTATE <br />THIS AGREEMENT, Made and entered into this 3rd day of <br />1976, by and between PHILIP B. HA ZEN and ARLENE E. HA ZEN, husband and wife, <br />hereinafter referred to as the "Sellers". and LEONDIS L. LUCAS and MARY L. LUCAS- <br />husband and wife, hereinafter referred to as the "Buyers". <br />WITNESSETH: That the Sellers hereby agree to sell and convey to the <br />Buyers, and the Buyers hereby agree to purchase from the Sellers, the following <br />described real estate, located in Hall County, Nebraska, hereinafter referred to as <br />the "real estate", Zo-wit: <br />The East Half of the North Half of the Northwest Quarter of the <br />Northwest Quarter (E!,. FNWz'NIV;F) of Section Two (2) , Town- <br />shtp Ten (10) North, Range Ten (10) , West of the Sixth Prin- <br />cipalMeridian, in Hall County. Nebraska, and containing ten <br />(10) acres, more or less of which 0.5 acres is in the public <br />road right of way. <br />upon the following terms and conditions, to-wit: <br />(1) That the Sellers and Buyers both agree that the Buyers will take <br />title to the above described real estate as joint tenants and not as tenants in common. <br />(2) PURCHASE PRICE. As the purchase price for the real estate, the <br />Buyer., agree to pay to the Sellers and the Sellers agree to accept from the Buyers <br />cite sum of FORTY-NINE THO[l,SAND AND N01100 ($49, 000.00) DOLLARS. That the <br />purchase price shall be paid in the following manner: <br />(a) $500.00 to be paid by the Buyers to the Sellers at the time, or <br />sometime prior to the signing of this Contract. <br />(b) $7, 500.00 on or before July 1, 1976, <br />(c) From the date of possession until final payment, the balance of <br />the contract price will bear interest at the rate of 8 314 per cent. <br />That one month after the date of the payment of the $7,500. 00 as <br />referred to in Paragraph (b), that thereafter on the first of each <br />rnonth the Buyer will pay the sum of $300.00 per month to the <br />Sellers. That portion of the .300.00 will be first credited to the <br />payment of the interest and the balance of the .300.00 per month <br />payment will be credited to the principal. The $300, 00 per month <br />will continue for a period of ten (10) years and that at the end of <br />ten years the balance of the amount due will be due and payable. <br />
