<br />distance o£ Four Hundred Five {405.0} Feet; running thence southerly

<br />Office of the Register of Deeds of Hall County, Nebraska, an
<br />September 8, 1966, recorded in Book 152 of Deeds, at page 49, and
<br />excepting from the rectangular tract a tract of land consisting of a
<br />varying-width strip adjacent to the road right-of-way along the east
<br />side of the said Southeast Quarter (SEA} of Section Thirty (30)
<br />containing .18 Acres, more or less, deeded to the County of Ha11,
<br />State of Nebraska, by Quitclaim Deed dated flay 19, 1959, recorded in
<br />the Office of the Register of Deeds of Ha1lCounty, Nebraska, in
<br />Book 128 of Deeds at page 273.
<br />TO HAVE AND TO EiOLD the premises, together with all tenements,
<br />hereditament s, and appurtenances thereto belonging, unto GRANTEES as joint
<br />tenants.
<br />G3tAN~`ORS covenant with GRANTEES that (1) GRANTORS axe lawfully seised
<br />of the premises; {2) the premises are free from encumbrance; (3) the
<br />pr~nises are conveyed subject to covenants, conditions, restrictions,
<br />reservations and easements of record, if any, and all applicable zoning
<br />laws,. rules, regulations and ordinances; (4) GRANTORS have good right and
<br />lawful authority to convey the premises; and (5} GRANTORS warrant and will
