<br />WARRAAITY DEED
<br />J. B. BALDYd2N and MARY M. BALDWIN, each in his and
<br />her own right and as spouse of the other, herein called the
<br />Grantors, for and in consideration of the sum of One Hundred
<br />Forty Thousand and No/100 Dollars ($140,000.00) received from
<br />Grantee, do hereby grant, bargain, sell, convey and confirm
<br />unto RALPH O. WATTON the following described real estate
<br />situated in Hall County, Nebraska:
<br />Lot Six (6), in Hidden Lakes Subdivision Number
<br />Two (2), being a part of the Southeast Quarter
<br />of the Northeast Quarter (SE4NE;) and a part of the
<br />North Half of the Northeast Quarter of the Southeast
<br />Quarter (N~NE;SE;) of Section Thirteen (13), Township
<br />Eleven (Il) North, Range Nine (=J) West of the 6th
<br />P,M., in Hall County, Nebraska.
<br />TO HAVE AND TO HOLD the premises above described,
<br />together wi*_h all the tenements, hereditaments anal appurtenances
<br />thereunto belonging, unto the said Grantee and, Grantee's heirs
<br />and. assigns forever. And we hereby covenant with the Said
<br />Grantee and with Grantee's heirs and assigns, that we are
<br />lawfully seized of said premises, that they are free from
<br />encumbrance, except public roads, easements of record,
<br />restrictive covenants of record, subdivision agreement of
<br />record and mortgage of record and as modified by a Loan.
<br />Agreement dated December 1, 1980, and that we have good right
<br />and lawful. authority to sell the same; and we hereby
<br />covenant to warrant and defend the title to said premises
<br />against the lawful claims of all persons whomsoever. And
<br />tare. said Grantors hereby relinquish all right, title, claim
<br />and interest in and to the above described premises.
