<br />THIS DEED OF TRUST, SECURITY AGREEMENT, ASSIGNMENT OF LEASES AND
<br />RENTS AND FIXTURE FINANCING STATEMENT ("Deed of Trust"), made effective as of the
<br />28th day of January, 2009, by 1321 Webb Road, LLC ("Trustor"), whose address for purposes
<br />of this Deed of Trust is 308 North Locust, Grand Island, Nebraska 68801 TO AND IN FAVOR
<br />OF JON E. BLUMENTHAL, an active member in good standing of the Nebraska Bar, as
<br />Trustee ("Trustee"), whose address for purposes of this Deed of Trust is c/o Baird Holm LLP,
<br />1500 Woodmen Tower, Omaha, Nebraska 68102; FOR THE BENEFIT OF CAROLYN GLADE
<br />AND SARAH GLADE, individuals (individually and collective, jointly and severally,
<br />"Beneficiary"), whose address is as follows: Carolyn Glade, 2314 S. 179th St., Omaha, NE
<br />68130; Sarah Glade: 1323 N. 159th St., Omaha, NE 68118. For purposes of this Deed of Trust,
<br />the State of Nebraska is hereinafter sometimes referred to as the "State".

<br />That for diverse, good and valuable consideration and to secure the payment of an
<br />indebtedness hereinafter described and collectively referred to as the "Debt," Trustor has
<br />irrevocably granted, bargained, transferred, mortgaged, warranted and assigned, and by these
<br />presents does hereby irrevocably grant, bargain, sell, convey, transfer, mortgage, warrant and
<br />assign to Trustee, in trust, WITH POWER OF SALE, all of the real property described in
<br />Exhibit "A" attached hereto (the "Premises") and the buildings, structures, additions,
<br />enlargements, extensions, modifications, repairs and Improvements now or hereafter located
<br />thereon (the "Improvements");

<br />TOGETHER WITH: All right, title, interest and estate of Trustor now owned or hereafter
<br />acquired in and to the following property, rights, interests, and estates (the Premises, the
<br />Improvements, together with the following property, rights, interests, and estates being
<br />hereinafter collectively called the "Trust Property"):

<br />(a) All easements, rights-of-way, strips and gores of land, streets, ways, alleys,
<br />passages, sewer rights, water, water courses, water rights and powers, and all estates, rights,
<br />titles, interests, privileges, liberties, tenements, hereditaments and appurtenances of any nature
<br />whatsoever, in any way belonging, relating or pertaining to the Premises and the reversion and
<br />reversions, remainder and remainders, and all land laying in the bed of any street, road or
<br />avenue, opened or proposed, in front of or adjoining the Premises to the center line thereof and
