<br />	  	Edward T. Swanson aka Edward Swanson, a single person,  grantor, whether one or more, in consideration of
<br />	  	One Dollar ($1.00) and other valuable consideration, received from Grantees, do hereby bargain, sell, convey and
<br />	  	confirm unto  Norman Richard Hadenfeldt and Janice E, Hadenfeldt, husband and wife, grantees, as joint ten-
<br />	  	ants and not as tenants in common,   	the following described real estate (as defined in Neb. Rev. Stat. 76-201) in

<br />	     	A tract  of  land  comprising  a  part  of the  Northwest  Quarter  of the  Southwest  Quarter  (NW1/4  SW1/4)  of
<br />	     	Section  Eighteen  (18),  Township  Twelve  (12)  North,  Range  Eleven  (11)  West  of the  6th  P.M.,  Hall  County,
<br />	     	Nebraska, and more particularly described as follows.
<br />	     	First  to  ascertain  the  point  of  beginning;  start  at  the  northwest  corner  of said  Northwest  Quarter  of the
<br />	     	Southwest Quarter (NW114SW1/4); thence S 89° 51' 01"  E, along and  upon the north line of said  Northwest

<br />	     	continuing  S 00°  00' 00" W,  along  and  upon the  previously described  course, a distance of one Thousand
<br />	     	Forty Eight and  Four Tenths (1,048.40) feet; thence S 01° 02' 48" W, along and  upon said easterly highway
<br />	     	right of way line,  a distance of Two  Hundred  Eight and  Sixteen  Hundredths  (208.16) feet to a point on the
<br />	    	south line of said Northwest Quarter of the Southwest Quarter (NW1/4SW1/4), said point being Fifty Six and
<br />	    	Two Tenths  (56.20)  feet east of the southwest corner of said  Northwest Quarter of the Southwest Quarter
<br />	     	(NW1/4SW1/4)  (as  measured  along  and  upon  the  south  line  of said  Northwest  Quarter  of the  Southwest
<br />	     	Quarter (NW1/4SW1/4); thence S  89°  55'  10"  E, along  and  upon the south  line of said Northwest Quarter of
<br />	    	the Southwest Quarter (NW1/4SW1/4), a distance of Seven Hundred Sixty Eight and Thirty Nine Hundredths
<br />	     	(768.39) feet to a  point on the west line of Lot Fourteen  (14),  Centura Hills Subdivision,  an Addition to the
<br />	    	Village of Cairo, Nebraska; thence N 00° 03' 12" E, along and upon the west line of said Lot Fourteen (14), a
<br />	    	distance of One Thousand Two Hundred Fifty Five and Six Tenths (1,255.60) feet to the northwest corner of
<br />	    	said Lot Fourteen (14), said point also being on the southerly right of way line of said Hillside Drive, which is
<br />	    	Sixty  (60.0)  feet  south  of  (measured  perpendicular  to)  the  north  line  of  said  Northwest  Quarter  of  the
<br />	    	Southwest Quarter (NW1/4SW1/4); thence N 891 51' 01" W, along and upon the southerly right of way line of
<br />	    	said  Hillside  Drive  and  being  Sixty (60.0)  feet  south  of and  parallel  with  (measured  perpendicular to) the
<br />	    	south line of said Northwest Quarter of the Southwest Quarter (NW1/4SW1/4), a distance of Seven Hundred
<br />	    	Sixty Five and Seventy Six Hundredths (765.76) feet to the ACTUAL point of beginning
<br />	 	The undersigned, James E.  Swanson,  hereby affirmatively state that the Durable Power of Attorney they are acting
<br />	 	under in regards to Edward T. Swanson aka Edward Swanson, as of the date of December 23,  2008, has not been
<br />	 	altered, amended, or revoked, and is still in full force and effect.
<br />	 	To have and hold above described premises together with all tenements,  hereditaments and appurtenances thereto
<br />	 	belonging unto the grantees and their assigns.
<br />	 	The grantor does hereby covenant with the grantees and their assigns:
<br />	 	That grantor is lawfully seized of said premises;
<br />	 	That they are free from any encumbrance except covenants, easements and restrictions of record; all regular taxes
<br />	 	and special assessments, except those levied or assessed subsequent to date hereof;
<br />	 	That grantor has good right and lawful authority to convey the same; and
<br />	 	That grantor warrants and will defend the title to said premises against the lawful claims of all persons whomsoever.
