<br />	  	Edward T. Swanson aka Edward Swanson, a single person,  grantor, whether one or more, in consideration of
<br />	  	One Dollar ($1.00) and other valuable consideration, received from Grantees, do hereby bargain, sell, convey and  7
<br />	  	confirm unto  Michael A. Deines and Liane L. Deines, husband and wife, grantees, as joint tenants and not as
<br />	  	tenants in common,   	the following described real estate (as defined in Neb. Rev. Stat. 76-201) in  Hall County,

<br />	    	the ACTUAL point of beginning
<br />	  	The undersigned, James E. Swanson,  hereby affirmatively state that the Durable Power of Attorney they are acting
<br />	  	under in regards to Edward T. Swanson aka Edward Swanson, as of the date of December 23,  2008, has not been
<br />	  	altered, amended, or revoked, and is still in full force and effect.
<br />	 	To have and hold above described premises together with all tenements, hereditaments and appurtenances thereto
<br />	 	belonging unto the grantees and their assigns.
<br />	 	The grantor does hereby covenant with the grantees and their assigns:
<br />	 	That grantor is lawfully seized of said premises;
<br />	 	That they are free from any encumbrance except covenants, easements and restrictions of record; all regular taxes
