<br />TRUSTEE'S DEED
<br />
<br />This instrument, made this 11th day of December, 2008, between Eric H. Lindquist, a
<br />member of the Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor",
<br />pursuant to a power of sale contained in that certain Deed of Trust recorded on January 14, 1998 as
<br />Instrument No. 98-100328 in the office of the Register of Deeds of Hall COlUlty, Nebraska, and the
<br />Secretary of the Department of Veterans Affairs, hereinafter called "Grantee".
<br />
<br />WHEREAS, on September 17, 2008, Grantor, executed a Notice of Default pursuant to
<br />which notice was given to Thomas 1. Puente and Karmen J. Puente, husband and wife, Trustors,
<br />under that certain Deed of Trust recorded on January 14, 1998 as Instrument No. 98-100328 in the
<br />office of the Register of Deeds of Hall County, Nebraska, covering that certain premises described
<br />as:

<br />LOT FIVE (5), IN BLOCK TWO (2) IN WAGGENER SUBDIVISION, CITY
<br />OF GRAND ISLAND, HALL COUNTY, NEBRASKA,
<br />
<br />that a breach of an obligation for which the trust property was conveyed had occurred, and setting
<br />forth the nature of such breach and of his election to sell or cause to be sold such property to satisfy
<br />the obligation. Said Notice of Default was filed for record in the Office of the Register of Deeds of
<br />Hall County, Nebraska, on September 19,2008, as Instrument No. 0200808055.
<br />
<br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with Neb. Rev. Stat. ~76-1008.
<br />
<br />Subsequent thereto, beginning on October 30, 2008, Gr~tor caused to be published in The
<br />Grand Island Independent, a newspaper having a general circulation in Hall County, Nebraska, a
<br />Notice of Trustee's Sale setting forth a description of the property to be sold and stating that the
<br />described property would be sold at public auction to the highest bidder for cash or certified or
<br />cashier's check, at the lower level lobby of the Hall County Courthouse, 1st & Locust Street, Grand
<br />Island, Hall County, Nebraska at 2:00 p.m. on December 11, 2008. Publication of such notice was
<br />made for five consecutive weeks on October 30, 2008, November 6, 2008, November 13, 2008,
<br />November 20,2008 and November 27,2008, the last publication being at least ten (10) days but not
<br />more than thirty (30) days prior to the date of sale.
<br />
<br />A copy of such notice of the time and place of sale was thereafter mailed to all parties
<br />entitled to notice pursuant to said Deed of Trust and in compliance with Neb. Rev. Stat. ~76-1008.
<br />
<br />Pursuant to said Notice of Trustee's Sale, John B. McDermott, attorney for Grantor, did at
<br />the time and place mentioned in said Notice of Trustee's Sale, offer said property for sale at public
<br />auction, and did sell the same to CitiMortgage, Inc., successor by merger to Principal Residential
<br />Mortgage, Inc. for the sum of $87,951.41, it being the highest bidder therefor. CitiMortgage, Inc.,
<br />successor by merger to Principal Residential Mortgage, Inc. has assigned all of its right, title and
<br />interest in such bid to Grantee.
<br />
<br />NOW, THEREFORE, in consideration of the premises and of the sum of $87,951.41 so bid
<br />and paid as aforesaid, I, Grantor, do hereby grant and convey unto said Grantee, its successors and
<br />assigns forever, all the estate, right, title and interest of which the said Thomas 1. Puente and
<br />Karmen 1. Puente, husband and wife, and their successors in interest, were seized or possessed at
