<br />TRUSTEE'S DEED
<br />KNOW ALL MEN BY THESE PRESENTS that GREGORY L. GALLES, is the
<br />Successor Trustee under a Deed of Trust made and entered into on or about June 23, 2006, by and
<br />between KEVIN A. LONG, SR., a single person, Trustor, and U.S. BANK TRUST COMPANY,
<br />NATIONAL ASSOCIATION, Trustee, MORTGAGE ELECTRONIC REGISTRATION
<br />SYSTEMS, INC., Beneficiary. Said Deed of Trust was recorded on June 26, 2006 as Instrument No.
<br />2006 -05691 of the Mortgage Records of Hall County, Nebraska. Said Deed of Trust having been
<br />assigned by virtue of an Assignment dated August 15, 2008 to U.S. BANK, N.A., and which was
<br />filed for record on August 26, 2008 as Instrument No. 2008 -07365 of the Mortgage Records of Hall
<br />County, Nebraska. GREGORY L. GALLES was appointed Successor Trustee by virtue of a
<br />Substitution of Trustee dated September 9, 2008, and recorded September 25, 2008 as Instrument
<br />No. 2008 -08180 in the Office of the Register of Deeds for Hall County, Nebraska. GREGORY L.
<br />GALLES, Grantor, in consideration of the sum of Seventy -Five Thousand Seven Hundred Thirty
<br />and 59/100 Dollars ($75,730.59) and other good and valuable consideration received from
<br />FEDERAL NATIONAL MORTGAGE ASSOCIATION, does hereby grant, bargain, sell, convey
<br />and confirm unto FEDERAL NATIONAL MORTGAGE ASSOCIATION, (hereinafter "Grantee"
<br />where appropriate), the following- described real property in Hall County, Nebraska, to wit:
<br />Lot Four (4) of Ross First Subdivision, in Hall County, Nebraska
<br />to have and to hold the above - described premises together with all tenements, hereditaments and
<br />appurtenances thereunto belonging unto the Grantee and to Grantee's successors and assigns forever.
<br />Grantor does hereby covenant with Grantee and Grantee's successors and assigns:
<br />That KEVIN A. LONG, SR., as Trustor, failed to pay to Beneficiary payments which were
<br />contractually due, and the Grantor, at the request of the Beneficiary, elected to declare the
<br />entire unpaid principal balance, together with interest thereon at once immediately due and
<br />payable.
<br />2. That a Notice of Default as required by § 76 -1006 was filed by Grantor on September 25,
<br />2008, as Instrument No. 2008 -08181 in the Office of the Register of Deeds of Hall County,
<br />Nebraska. A copy of said Notice of Default was thereafter mailed to all parties entitled to
<br />notice, pursuant to said Deed of Trust and in compliance with § 76 -1008, R.R.S. Nebraska.
<br />3. That the Trustor failed to cure the default referenced in the Notice of Default within 30 days
<br />after filing of the Notice of Default.
<br />4. That a Notice of Trustee's Sale was filed by Grantor on October 31, 2008, as Instrument No.
<br />2008 -09137 in the Office of the Register of Deeds of Hall County, Nebraska. A copy of said
<br />Notjce of the time and place of the sale wap thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with § 76 -1008, R.R.S. Nebraska.
<br />5. That Grantor as required by § 76 -1007 published a Notice of Trustee's Sale to be held on
<br />December 16, 2008, at 10:00 a.m. in the lower lobby of the Hall County Courthouse, 111
<br />West First Street, Grand Island, Nebraska. Said Notice was published in The Grand Island
<br />Independent, a legal newspaper of Hall County, Nebraska, once a week for five consecutive
<br />weeks commencing on October 31, 2008, and ending November 28, 2008. The last
<br />publication notice was at least ten days prior to the Trustee's Sale held on December 16, 2008
<br />and said sale was not later than 30 days after the last publication of notice.
