<br />(A) All structures, buildings and improvements of every kind and
<br />description now or at any time hereafter located on the Premises (hereinafter
<br />referred to as the "Improvements"), including all equipment, apparatus,
<br />machinery, fixtures, fittings, and appliances and any additions to, substitu-
<br />tions for, chwlges in Or replacements of the whole or any part ther--eof t
<br />including such of the foregoing as may be used in connection with thegen'-'
<br />erating or distributing of air, water, heat, electricity, light, fuel or re-
<br />frigeration or for ventilating or sanitary purposes or for the exclusion of
<br />vermin or insects, or for the remov~l of dust, refuse or garbage, now or at
<br />any time hereafter affixed to, attached to, placed upon or used in anyway in.
<br />connection with the use, enjoyment, occupancy or operation of the Premises
<br />or any portion thereof;
<br />
<br />(B) All articles of personal property and any additions to, substitutions
<br />for, changes in or replacements of the whole or any part thereof (hereinafter
<br />referred to as the "Personal Property"), including without limitation .aU . built-
<br />in furniture and installations, shelving, partitions, door-stops, vaults, ele-
<br />vators, dumbwaiters, awnings, window shades, Venetian blinds, light fiX-
<br />tures, fire hoses and brackets and boxes for the same, fire sprinklers, alarm
<br />systems, drapery rods and brackets, screens, linoleum, carpets, plum bing,
<br />laundry tubs and trays, iceboxes, ,...frigeratorR, heating units, stoves,
<br />ovens, water heaters, incinerators, L..J.'mture aile:. furnishings, communication
<br />systems, all specifically designed im.tallations and furnishings and all of said
<br />articles of property, the specific enumerations herein not excl~ding the
<br />general, now or at any time hereafter affixed to, attached to, placed upon or
<br />used in any way in connection with the use, enjoyment, occupancy or opera-
<br />tion of the Premises or the Improvements or any portion thereof and owned
<br />by Trustor or in which Trustor now has or hereafter acquires an interest,
<br />and all building materials aild equipment now or hereafter delivered to the
<br />Premises and intended to be installed or placed in or about the Improvements;
<br />
<br />(C) All right, title and interest of Trustor in and to SIn streets, roads
<br />and public places, opened or proposed, and all easements and rights of way,
<br />vaults, public or private, revocable licenses tenements, hereditaments, rights
<br />and appurtenances, now or hereafter used in connection with, belonging or
<br />appertaining to, the Premises;
<br />
<br />(D) All of the rents, royalties, issues, profits, revenue, income, pro-
<br />ceeds and other benefits of the Property (the "Rents and Profits"), including
<br />the Trustor's interest in the real estate described in Exhibit "A" attached
<br />hereto and incorporated by this reference. or arising from the use or enjoy-
<br />ment of all or any portion thereof or from any lease or agreement pertaining
<br />thereto, and all right, title and interest of Trustor in and to all lesses of the
<br />Property, including the real estate described in Exhibit "A" now or hereafter
<br />entered into and all right, title and interest of Trustor thereunder, includ-
<br />ing. without limitation, cash or securities deposited thereunder to secure
<br />performance by the lessees of their obligations thereunder, whether said cash
<br />or securities are to be held until the expiration of the terms of said leases or
<br />applied to one or more of the installments of rent coming due immediately
<br />prior to the expiration of said terms; subject to, however, the provisions
<br />contained in Sections 1. 08 and 1. 09 hereof;
<br />
<br />(E) All proceeds (including claims and demands therefor) of the conver-
<br />sion, voluntary or involuntary, of any of the foregoing into cash or liquida-
<br />ted claims, including, without limitation, proceeds of insurance and condemna-
<br />tion awards on the Premises (hereinafter sometimes called "Insurance Pro-
<br />ceeds" and "Condemnation Proceeds");
<br />
<br />(F) Any and all funds of Trustor on deposit with Beneficiary or any
<br />branch of Beneficiary;

<br />(0) All rights. title and interest of Trustor to the instruments of the
<br />following description: nIl Class "A" voting' rights and interest of The Yancey
<br />Condominium Association, Inc., (hereinafter referred to as "Voting Rights");

<br />(II) All rights, title and interest of Trustor to (1) all the Purchase
<br />Agreements executed or to be executed by and between purchasers of Class A
