<br />All right, title and interest of the Issuer, as lessor,.
<br />under that certain Lease Agreement, dated as of October 1, Hl84't
<br />between the Issuer, as lessor, and the Company, as lessee. and:
<br />all Basic Rent and all other sums, including Additional Rent
<br />payable to the Issuer under Section 4.03 of the Lease, but not
<br />including rights to indemnification, reimbursement, taxes and
<br />administrative fees payable thereunder, due or to become due
<br />thereunder or during any extension or renewal thereof~
<br />
<br />II.
<br />
<br />All right, title and in'!:c'.,:,> -_ of the Issuer in and to any
<br />monies and investments in the ;crow established pursuant to the
<br />Construction Escrow Agreement, dated as of October 1, 1984, among
<br />the Issuer, the Company and Norwest Bank Sioux City, N.A., Sioux
<br />City, Iowa, as escrow agent;
<br />
<br />III.

<br />The Premises (hereinafter defined); provided, however, that
<br />the Issuer represents hereby, and the Bondholder hereby
<br />acknowledges receipt of such advice, that the Premises are, vu
<br />the date of execution and delivery hereof, and may be subject to
<br />Permitted Encumbrances (hereinafter defined);

<br />The Improvements (hereinafter defined);

<br />streets, roads and public places opened or proposed, and all
<br />easements and rights-of-way, public or private, tenements,
<br />hereditaments, rights and appurtenances, now or hereafter used in
<br />connection with, belonging or appertaining to the Premises;
