<br />THIS MORTGAGE made this ! day of October, 1984, between
<br />DAVID C. HUSTON and SUSAN E. HUSTON, husband and wife, of Grand
<br />Island, Nebraska, and PATRICK E. KNOELL and JOSEPHONEM. KNOELL,
<br />husband and wife, of Lincoln, Nebraska, MORTGATOR, and CHARLENE
<br />GANGEL and WILLIAM GANGEL, wife, and husband, or the survivor,
<br />MORTGAGEE.

<br />IN CONSIDERATION of SIX THOUSAND and NO/IOO DOLLARS
<br />($6,000.00), advanced by Mortgageee to Mortgagor who acknowledge
<br />receipt of such sum which is evidenced by a Promissory Note of
<br />even date, which this Mortgage secures, the Mortgagor, jointly
<br />and severally if more than one, does hereby mortgage~ grant, and
<br />convey to the Mortgagee, the following described real. property
<br />situated in Hall County, Nebraska, and described as follows:

<br />Lot Eleven (11), in Block Four (4), Koehler Place,
<br />City of Grand Island, Hall County, Nebraska,

<br />together with all rent, easements, appurtenances, hereditaments,
<br />interest in vacated alleys and in adjoining streets,improvement{l
<br />and buildings of any kind situb.; td thereon and all persona'l

<br />Mortgagor covenants with Mortgagee and their successors in
<br />interest that (1) Mortgagor holds title to the property in fee
<br />simple and has lawful authority to mortgage the same, (2) the
<br />property is free of liens and encumbrances, except a certain Deed
<br />of Trust wherein Home Federal Savings and Loan Association is
<br />beneficiary. which Deed of Trust is dated October 6th , 1984,
<br />and is recorded as Document No. 84-005381 , in the
<br />Office of the Register of Deeds of Hall County, Nebraska, and
<br />secures a loan in the sum of $32,000.00, which Deed of Trust has
<br />priority over the lien of this Mortgage, and (3) Mortgagor will
<br />defend the property against the lawful claims of any person or
<br />entity.
<br />
<br />1. DEBT. Mortgagor will punctually pay the principal,
<br />interest ana-ill other sums which become due under the Note, this
<br />Mortgage, or any other agreement securing the Note.
<br />
<br />2. TAXES AND ASSESSMENTS. Mortgagor shall pay each install-
<br />ment of all taxes and special assessments of every kind, now or
<br />hereafter levied and assessed against the mortgaged property, or
<br />any part thereof, before the same becomes delinquent.
<br />
<br />3. INSURANCE. Mortgagor shall maintain fire and extended
<br />coverage insurance insuring the improvements and buildings con-
<br />stituting part of the property for an amount equal to the actual
<br />
