<br />KNOW ALL MEN BY THESE PRESENTS: That FIRST FEDERAL SAVINGS AND LOAN
<br />ASSOCIATION OF LINCOLN, a United States corporation, of the County of
<br />Lancaster, State of Nebraska, in consideration of the payment of the
<br />sum of One and NO/lOa Dollar ($1.00), and other valuable consideration,
<br />receipt of which is hereby acknowledged, does hereby sell and convey
<br />unto JAMES E. FERGUSON AND DEBORAH K. FERGUSON, husband and wife, as
<br />joint tenants with right of survivorship, and not as tenants in common,
<br />the following described premises, to-wit:

<br />Lot Fifteen (15), Block Twelve (12) of
<br />Boggs and Hill's Addition to the City
<br />of Grand Island, Hall County, Nebraska.

<br />together with all appurtenances thereunto belonging, free and clear of
<br />all encumbrances except easement and restrictions of record, and does
<br />covenant to warrant and defend the said premises against any act or
<br />said grantor or any other person claiming through or under it.
