<br />QUITCLAIM DEED
<br />
<br />RONALD P. JONES and ELEANOR A. JONES, husband and wife, each
<br />in their own right and as spouse of the other, herein called the
<br />Grantors, in consideration of FIFTY-FIVE THOUSAND and NO/IOO
<br />DOLLARS ($55,000.00) received from Grantee, do hereby quitclaim,
<br />grant, bargain, sell, convey and confirm unto VIRGIL G. BEAVERS
<br />and ELEANOR F. BEAVERS, husband and wife, as joint tenants with
<br />right of survivorship and not as tenants in common, herein called
<br />the Grantees, the following-described real property in Hall
<br />County, Nebraska:

<br />A tract of land comprising a part of Lot Three (3)
<br />Mainland, together with the accreation land thereto;
<br />situated in part of the I-lest Half of the Northeast
<br />Quarter (W~NE~) of Section Twenty-Seven (27), Township
<br />Eleven (11) North, Range Nine (9) West of the sixth
<br />Principal Meridian, in Hall County, Nebraska, more
<br />particularly described as follows: Beginning at the
<br />Northwest corner or said Northeast Quarter (NE!;,);
<br />thence easterly along the North line of said Northeast
<br />Quarter (NE\), a distance of one th"'lsand thirty-three
<br />and seventy-eight hundredths " ,Oj~.78) feet; thence
<br />souther Iv narallel to the EaRt Line of said West Half
<br />of the N~rtheast Quarter (W~NE\), a distance of three

<br />said Northeast Quarter (NE\), a distance of two hundred
<br />eighty-five (285.01 feet to a point on the East li~e of
<br />said West Half of the Northeast Quarter (W~NE\), also
<br />being a point on the centerline of the North Channel of
<br />the Platte River; thence deflecting right 118016' 40"
<br />and running southwesterly along said centerline, a
<br />distance of one hundred sixteen and thirteen hundredths
<br />(116.13) feet: thence deflecting right 41003' 40" and
<br />running southwesterly along said centerline, a distance
<br />of two hundred fifty-one and eighty-four hundredths
<br />(251.84) feet: thence deflecting right 2PIO'20" and
<br />running westerly along said centerline, a distance of
<br />one hundred sixty-six and twenty-four hundredths
<br />(166.24) feet: thence deflecting left 19035' 50" and
<br />running southwesterly along said centerline, a distance
<br />of seventv-two and eiqhty-five hundredths (72.85) feet;
<br />thence de-fleeting left 30016'20" and running south-
<br />westerly along said centerline, a distance of eight
<br />hundred ninety-nine and seventy-nine hundredths (899.79)
<br />feet; thence deflecting right 12026' 40" and running
<br />southwesterly along said centerline, a distance of two
<br />hundred forty-six (246.0) feet, to a point on the West
<br />line of said Northeast Quarter (NE~): thence northerly
<br />along said West line of the Northeast Quarter (NE\), a
<br />distance of one thousand three hundred sixty-five and
<br />sixteen hundredths (1,365.16) feet to the place of
<br />beginning and containing 21.454- acres, more or less;
<br />EXCEPT that portion thereof deeded to the City of Grand
<br />Island, Nebraska, as described in the Warranty Deed
<br />dated October 2, 1979, recorded in Book 176 of Deeds at
<br />Page 300 in the office of the Register of Deeds of Hall
<br />County, Nebraska, and further SUbject to all easements
<br />and reservations of record.
