B. J. Cunningham, Jr., being first duly sworn on oath, deposes and says that he was the attorney who prepared a Warranty Deed from Wayne R. Binfield and Blanche E. Binfield, husband and wife, conveying the above described real property to Constance L. Budd and Betty A. Thomas equally as tenants in common, which Deed was dated and acknowledged May 8, 1973 and filed for record April 30, 1984, a' Document No. 84-002253 in the office of the Register of Deeds Jf Hall County, Nebraska. Affiant further states that the above described Warranty Deed was drawn pur~uant to the terms of a Contract between the above described parties dated March 14, 1973 for the sale of the above described real prooerty, and that upon the execution of the above described \Jarranty Deed, the same was delivered by the parties to Affiant together with an executed copy of said described Contract of Sale, to be held in escrow by the under- signed as Escrow Agent until all payments were made under the terms of said Contract, and all of the terms of the same per- formed by the buyers; Affiant further states that said Warranty Deed was delivered to the undersigned upon its execution and held by the undersigned at all times until the delivery of said Deed by the undersigned to the purchasers on or about April 30, 1984.
