<br />was named as Trustee of a certain Deed of Trust in which James
<br />A, Welton and Jo,n H, Welton, husband and wife, were Trustors,

<br />which was recorded as Document No, 81-006120 on the 15 day
<br />of December 1981, in the Office of the Register of Deeds of
<br />Hall County, Nebraska, That said Trust Deed granted a power
<br />of sale under said Trust Deed to the Trustee, and on ,the. 24
<br />day of January 1984, said Trustee filed a Notice of Default
<br />of said Deed of Trust; that said Notice of Default was recorded
<br />in the Office of the Register of Deeds of Hall County, Nebraska;
<br />as Document No, 84-000397; that on the 31 day of January 1984,
<br />a copy of said Notice of Default was mailed to the following
<br />persons: James A, and Joan H, Welton, 124 West 15 Street,
<br />Grand Island, Nebraska 68801 (certified mail, return receipt

<br />c/o Hall County Treasurer, AdmLuistration Building, 121 South
<br />Pine, Grand Island, Nebraska, and to the Internal Revenue

<br />return receipt requested), That on the 20 day of May 1984,
<br />a Notice of Trustee's Sale was mailed to the following persons:

<br />1968, Grand Island, Nebraska 68802, County of Hall, c/o Hall
<br />County Treasurer, Administration Building, 121 South Pine,
<br />Grand Island, Nebraska 68801, and to the Internal Revenue
<br />Service, P,O, Box 662, Omaha, Nebraska 68101 (certified mail,
<br />return receipt requested), Pursuant to Regulations of the
<br />Internal Revenue Service, the Notice of Trustee's Sale was
<br />sent to the District Director of Internal Revenue Service,
<br />P,O, Box 662, Omaha, Nebraska 68101 (certified mail, return
<br />receipt requested) on the 25 day of May 1984, and the receipt
<br />was acknowledged on May 29, 1984, at 10:00 o'clock a,m" by
<br />the Chief-Special Procedures of the Internal Revenue Service,
<br />That the Beneficiarv of said Deed of Trust directed the Trustee
<br />to sell the followi~g described premises, to-wit:
