<br />THE OVERLJ\ND NATIONAL BANK OF GRAND ISLAND, a national
<br />banking corporation organized and existing under and by virtue of
<br />the laws of the United States and of the State of Nebraska,
<br />herein called the Grantor, in consideration of ONE HUNDRED
<br />TWENTY-ONE THOUSAND FIVE HUNDRED TWENTY-SEVEN AND NO/IOO DOLLARS
<br />($121,527.0Q) received from Grantees, does grant, bargain, sell,
<br />convey and confirm unto MAX MADER and LIZBETH MADER, husband and
<br />wife, as joint tenants with right of survivorship and not as
<br />tenants in common, herein called the Grantees, the
<br />following-described real estate in Hall County, Nebraska:

<br />(8), Township Twelve {121 North, Range Nine
<br />(9) West of the Sixth principal Meridian,
<br />Hall County, Nebraska, except 7.6 acres in
<br />the Southwest {SWI corner of said Southwest
<br />Quarter (SW\) formerly occupied by a church
<br />and school consisting of 152.4 acres, more or
<br />less: the 7.6 acres more particularly
<br />described in Deed recorded in Book 96, Page
<br />190, of the Deed Records in the Office of the
<br />Register of Deeds~ Hall County, Nebraska; and
<br />excepting the 1':10 of the Southwest Quarter
<br />(SW\l of Section b~ght (8), To~~ship Twelve
<br />(12) North, Range Nine (91 West of the Sixth
<br />Principa :1eridian, in Hall County, Nebraska.

<br />TO HAVE ANfl TO HOLD the above-described premises together
<br />with all tenements, hereditaments and appurtenances thereto
<br />belonging unto the Grantees and to their assigns, or to the heirs
<br />and assigns of the survivor of them forever.
<br />
<br />And Grantor, for itself and its successors and assigns, does
<br />hereby covenant with the Grantees that Grantor is lawfully seized
<br />of said premises, that they are free from encumbrance: that they
<br />are conveyed subject to covenants, cond.i.tions, restrictions,
<br />reservat.ions and easements of record: that Grantor has good right
<br />and lawful authorit.y to convey the same; and that Grantor
<br />warrants and will defend the title to said premises against the
<br />lawful claims of aU persons whomsoever.
<br />
<br />It is the intention of all parties hereto that in the event
<br />of the death of either of the Grantees, the entire fee simple
<br />title to the real estate shall vest in the surviving Grantee.
