<br />SPECIAL WARRANTY DEED
<br />
<br />BONNIE J. POLLOCK, GRANTOR, in consideration of the mutuaL
<br />covenants contained in a property Settlement Agreement dated
<br />March 27, 1984, and for other valuable consideration, conveys
<br />to POLLOCK FARIo\S, all of her share, estate, title and intere'st
<br />in the real property located in the County of Hall, State of
<br />Nebraska, and described as follows:
<br />
<br />The Northwest Quarter (NW!.l) of Section Eleven (11),
<br />in Township Twelve (12), North, Range Ten (10), West
<br />of the 6th P.M., in Hall County, Nebraska; except a
<br />part of the Southwest Quarter of the Northwest Quarter.
<br />(SW!.l~l!.l) of Section Eleven (11), in Township Twelve
<br />(12), North, Range Ten (10), West of the 6th P.M., in
<br />Hall County, Nebraska, more particularly described as
<br />follows, to-wit: Commencing at the southwest corner
<br />of said Northwest Quarter, thence running north One
<br />Hundred Ninety (190) feet; thence running east Three
<br />Hundred Forty-four (344) feet; thence running south
<br />One Hundred !Jinety (190) feet to the south line of
<br />said section; and thence running west to the point
<br />of beginning, which was deeded to the Loup River
<br />Public Power District on November 29, 1962, and was
<br />duly recorded in Book 140 of Deeds at page 441, in
<br />the Office of the Register of Deeds, Hall County,
<br />Nebraska,
<br />
<br />Grantor covenants with Grantee that Grantor:
<br />
<br />1. Has legal power and lawful authority to convey the same;
<br />
<br />2. That the grant is made in fee simple with the intent that
<br />the Grantee herein may henceforth be seized of the entirety of
<br />the above described premises free from any estate or right of the
<br />Grantor herein:
<br />
<br />3, Warrants and will defend title to the real estate against
<br />the lawful claims of all persons claiming the same or any part
<br />thereof, through, bY'.~l under Grantor.
