<br />Jack B. Voss, herein called the Grantor, for and in
<br />consideration of the sum of One Dollar ($1.00) received from
<br />Grantee, does grant, bargain, sell, convey and confirm unto
<br />Wilma L. Voss, wife of Grantor, the following described real
<br />estate situated in Hall County, Nebraska:

<br />Nebraska, except that part beginning at the Northwest
<br />corner of Jack Voss Second Subdivision; thence Northerly
<br />along the \'iest line of said Southwest Quarter (SWJ."l,
<br />a distance of Four Hundred Ten (410.0) feet, thence
<br />Easterlv oarallel to the North line of said Jack Voss
<br />Second Subdivision, a distance of Five Hundred Five
<br />(505.0) feet; thence Southerly parallel to the West
<br />line of said Southwest Quarter (SW~) a distance of Four
<br />Hundred Ten (410.0) feet, to the North line of said
<br />Jack Voss Second Subdivision; thence Westerly along
<br />the North line of said Jack Voss Second Subdivision,
<br />a distance of Five Hundred Five (505.0) feet to the
<br />place of beginning and containing 4.753 acres more or
<br />less.

<br />TO HAVE AND TO HOLD the premises above described,
<br />together with all the tenements, hereditaments and appurtenances
<br />thereunto belonging, unto the said Grantee and to Grantee's
<br />heirs and assigns forever. And I hereby covenant with the
<br />said Grantee and with Grantee's heirs and assigns, that I am
<br />lawfully seize~ of said premises, that they are free from
<br />encumbrance, except easements and mortgages of record, and
<br />that I have good right and lawful authority to sell the
<br />same; and I hereby covenant to warrant and defend the title
<br />to said premises against the lawful claims of all persons
<br />whomsoever. And the said Grantor hereby relinquishes all
<br />right, title, claim and interest in and to the above de.scribed
