Time is of the essence of this Agreement. <br /> <br /> <br />15. During the life of this Agreement, Second Party 'ag~~es <br /> <br />to make the principal and interestpaym;ents <br />required herein, <br /> <br />to not permit any foreclosure of mechanics' <br />or materialmens' liens against the premises, <br /> <br />to not abandon or modify the premises <br /> <br />to not permit waste on the premises and the <br />improvements thereon, <br /> <br />to pay all utility charges and garbage charg~s <br />against the premises before the same become <br />delinquent, <br /> <br />to carry adequate comprehensive liability coy" <br />erage on the premises to protect the parties <br />from bodily-injury and property-damage claims <br />and judgoents. The coverage shall be in amounts<, <br />not less than $100,000/$300,000 for bodily in.. <br />jury and $50,000 for property damage, and <br /> <br />G. to pay all real estate taxes ci.nd assessments <br />before the same become delinquent. <br /> <br />Party fails to make any payment due herem1der or fails to <br />any of the terms of this Agreement as required of him for <br />of 15 days after the same is due or to be performed, then the, <br />entire unpaid balance due and owing hereunder shall become immed- <br />iately due and payable, at once, at the option of First Party. <br />After the expiration of such period of default, First Party shall <br />be entitled to foreclose this Agreement as provided by law or take <br />such other and further remedies as may be available at law. Any <br />waiver by First Party of the time or manner of payment or of the <br /> <br />time or manner of performance of acts required by Second Party <br /> <br />on anyone occasion shall not constitute a waiver of any right <br /> <br />or First Party to demand subsequent payments or performance by the <br /> <br />ment. <br /> <br />Second Party when due in accordance with the terms of this Agree- <br /> <br />17. Second Party shall not have the right to prepay any or <br /> <br />all of the unpaid principal balance on this Agreement without <br />the written consent of Fir6t Party. <br />18. First Party has personal property stored in the base- <br /> <br />L <br /> <br />ment of the premises. The parties agree that First Party may <br /> <br />le!1ve such items in the basement until July 1, ]981.
